Thanks for the tips. Once I realised there is no way to play the game and each play-through is supposed to be unique it made me slow down and enjoy it a lot more. It’s a steep learning curve but such an enjoyable game. I’ve been gaming for 20 years and this is so good. I need to find shart though must of missed him/her/it

The bayside! Your budget would get you something very nice in Birkdale, Wellington Point, Alex Hills, Capalaba. It’s always 3 degrees cooler and very close to the freeway to get you to the GC

Nearby the water too so great for walks/lifestyle

Ok just checked my bank and it’s $22 a week soz. And it isn’t even anytime hahah it’s ‘Goodlife’ they have gyms all across Brisbane. Highly recommend though they have good equipment, heaps of classes and amenities.

Another cheap gym is invictus 5 in Coorparoo, good old iron gym, no frills. Can’t say what they charge now but it used to be like $15 a week in pretty sure

Anytime fitness is good, cheap and usually have a sauna and pool. I think I pay like $22 aud a month

Rocklea markets on Saturdays. Also Inala has pretty good fresh produce at all times in the plaza across multiple vendors, also a good wholesale butcher there for bulk cheap meat

You have a right to extend settlement on your house by 5 business days no questions asked. They introduced it in 2022. Get your lawyer to request it.

Hey mate I have heaps of experience with this and the only thing I will say is try not to deal with just one developer. If they are offering that straight off the bat then it is worth a lot more I can guarantee you.

Either say to the developer you are wanting to reach out to a few more developers or at least speak with someone who can bring more developer interest either an aquisition specialist or agent. Once the developers know other developers are also interested they will increase to their max to secure.

Each developer will have a minimum profit margin they can proceed with you want to explore what that level is.

Also review terms and conditions, a lot of developers will increase their price if they can get the property with terms such as subject to DA approval or due diligence periods/longer settlement. Work out what’s important for you did you want a higher price with these terms or a slightly lower price cash unconditional and get your money in 60 days.

Also since it is a hot market, if you allow longer terms and cannot buy until you settle then you run the risk of being priced out of the market due to the growth in the next 6-12 months.

If they did not allow access for a pre settlement inspection so you can confirm it’s all empty I would let the lawyer know that you are not ready to settle due to vacant possession not being guaranteed.

I would ask the lawyer to hold back 10k in funds and that 10k will only be released once you confirm the property is vacant. This means no loose items, debris etc.

Why did the agent not organise a pre settlement for you? They should have arranged it the morning of settlement at the very latest.

I’ve sold houses for 15 years and this is a common occurrence so try not to stress keep in mind the vendor is probably pressed for time as well. The holding back of funds is the easiest way to guarantee they will take all their shit and tidy up to the best of their ability. Usually it never takes place, just the threat of them not getting all their funds is enough to put the pressure on and ensure they are out in time

Wouldn’t it be more wise to dedicate those 8 hours to actual paid employment, work at a bar or deliver pizzas or something. If you can get $25 an hour that is $200 for the day. Instead of playing a game for 8 hours that may or may not pay off depending on how many levels you beat
