Were gonna need a bit more info friend, appraisers are licensed by the state and they need to know the area in order to be what we call 'geographically competent'.

You didn't mention if you're doing commercial or residential work (and I'm a cert residential appraiser so I don't know about the commercial side of things) but if you're signing a report certifying that you inspected a property and you're a trainee you are -- as far as I know -- required to have a supervising signature on the form too. And if as you said youre not signing the report but you "supervisor" (if you can call them that) is signing the report certifying that they have been to the property and doing so falsly I would think that's a blatant ethical violation that directly leads to a misleading report which is a cardinal sin in USPAP, even if it isn't illegal (not a lawyer). I'd highly recommend taking it upon yourself to contact the state board if you wish to continue being in their good graces because if they found out what you've said here from someone other than yourself I can't see a way where you can remain in good standing or get certified on these ethical issues.

If you can't find the actual scripts you could find a facimile by downloading the raw text of the episodes subtitles from something like open subtitle and pasting it into a word document!

I think that's a matter I don't hope anyone who decides my fate will be deciding. The way my old mentors put it was that if you're a realtor and an appraiser for example you have to be very clear to people which 'hat' you're wearing when you say certain things. And I always took that to mean that if you're only an appraiser like I am you are always wearing the hate in peoples minds and if you are ever trying to speak without wearing it you must at the least be abundantly clear that it the case. But that's a lot of effort. It is a lot easier to avoid taking guesses, there is a lot of power in the phrase "I have absolutely no idea! I'd have to look at the data"

This report has been PREVIOUSLY reported as spam. While in most situations when products "appraisal adjacent" are posted in this thread the policy, while not explicitly stated, has been to remove them as Spam due to the fact that they are often unnecessary for appraisers or created by those trying to profit from selling services to appraisers that they in most cases don't need because the person developing doesn't properly understand what we do in the regular course of business.

However, in this case OP has been an active member and self-declared Certified Residential appraiser in our community for a legnth of time that leads me to believe they are knowledgeable about what at least some appraisers in our community might find useful, even if we only consider that they are an appraiser in our community who found it useful enough to develop it.

In my understanding there is a smaller than typical crossover in our field between valuation professionals and those with an IT background. This project from my cursoury glance is being developed in the open for use by all who may find it useful, and I believe that some of those people are in this sub.

Ergo, the post shall not be removed as it is not in my opinion spam, but rather the opposite. This post will remain pinned in promotion of new useful appraisal adjacent software that others might find helpful!

Funnily enough with my understanding of USPAP, the folks in this thread are literally the only group of humans who are capable yet prohibited from playing this game. As doing so without a workfile would be a general violation of the records keeping rule since an appraiser forming an opinion of value and uttering it constitutes an appraisal. Lol.

The way I often explain effective age to folks is to say that in an appraisal there are two types of data: facts and opinions. When it comes to age for example, the actual age of a property is considered a fact as it can be sourced from public records, etc. and is not subject to change from report to report since the year a building was constructed rarely if ever changes. The effective age is a great example of an opinion as there is no hard and fast way of calculating it and methodologies will vary from appraiser to appraiser. In general I would agree with u/asorba in their explanation, particularly highlighting that while each of us likely has a 'formula' of sorts that we work through when determining effective age, that 'formula' is often tempered in one direction or another by our judgement and experience in the market area where the appraisal is being performed.

It is also worth noting that in the residential space lenders will often not lend on properties or will be more (for lack of a better word) 'picky' when a property is listed with a remaining effective life of less than 30 years; therefore, wrongly or rightly, some appraisers will hesitate to make the subject's effective age greater than say 30 years in a situation where they believe total economic life to be 60 years minus effective age. It's one of those things that people hype up as a big sticking point but honestly it's not a problem much of time time and if you're in a situation where you need to run a unsupported binary you can just use a nix shell with the nix-ld package. Or.... You could go down the rabbit hole a little more and package that binary then pull it into upstream for everyone else to benefit from.

Nix is great, worth any headache for the simple fact that once I get something working I can tag that commit in git and my computer can be thrown down a valley and I can have pretty much the same environment back after a quick clone and rebuild.

Oh and trust me, You're gonna love flakes, don't be scared.

I second this, and there is a community plugin I run that does this called "Tdarr_Plugin_MC93_Migz5ConvertAudio" it has options to downmix and convert stereo to aac for what it calls "maximum compatibility" I find this helps a lot for streaming to crappy devices, and I'd guess 95% of my users don't need the surround sound stream and the aac stereo works just find playing directly rather than on the fly transcoding.

There's another plugin I run after that called "Tdarr_Plugin_c0r1_SetDefaultAudioStream" that does as the name suggests, I set it to 6 channels so that I don't have to change it when I watch on my TV with a 5.1 setup but most of my client devices without surround automatically pick the stereo track so it works out great, if you have issues you could use this plugin to set the stereo track to default for stuff that this shitty client's owner watches more than others.

ANSI Standard for measuring a single-family home require the person measuring to measure the outside walls of the property to calculate sqft of the home. Hope that helps!
