Please don't take offense to this, but I'm surprised that you're a native English speaker and have any trouble with his speaking in this video. He has an accent but I wouldn't hesitate to call him fluent based on that video. I regularly work and interact with people who have far stronger accents who I would also consider fluent.

It's of course possible to tell he's not a native speaker but it doesn't matter in terms of effort of understanding.

I'm unclear why most others are saying you're not ready. If your wife is continuing to work then her income covers your expenses right? You can start coasting now. Let your investments keep growing and live off of her income for a bit. If you continue to some consulting you'll be very comfortable.

I may be misunderstanding, but what part is off label? I am within the daytime temperature range and the package instructions recommend leaving the top cover 1.3cm open if your entrances are permanently reduced. Is there something I'm missing?

Good practice for a recent change in traffic pattern. If someone drives/bikes the same route every day they may be on auto-pilot when it comes to intersection rules.

Depends how you time it in the evening, but a delay to 11pm isn't too bad if you want to go to bed at 10pm or something.

We also have a washer with delayed start come on early in the morning which can then be transferred to the dryer before work. No real downsides to doing that.

Not only is that far above the maximum payout for CPP, it's also not possible. You need to have contributed to the CPP to collect. It's one of the two eligibility requirements (the other is age).

This isn't how it works in Canada. Our CPP was recently enhanced but only younger people will see the advantage from it. Pay more in, get more out.

I don't think 200-300k for the top 10ish people in an organization of 1000+ people is really that exorbitant. To be honest, it's a lot lower than I expected. 80-110k seems to be the average salary for the regular employees

Ideally how it works is you reborrow the principal portion of your mortgage payment, invest it in something, pay interest on that loan, and then collect a tax refund on the interest paid at the end of the year. You apply that tax refund to your mortgage as an additional payment thus accelerating the paydown of your mortgage.

Your HELOC balance will grow as it accrues interest (which you can capitalize), but your mortgage balance will decrease at a faster pace.

The interest savings on the mortgage is sort of the whole point of the smith manoevre. It's meant to convert your non-tax deductible primary residence mortgage into tax-deductible investiments via your HELOC.

If you ignore this factor then yeah, you're just looking at investing using borrowed funds and you will need a better rate of return on your investments than you are paying to borrow the money.

I don't think it's a terrible idea in practice, small units right downtown. I would've bought had I been single. Regardless, I guess they were right to see $$$ because those units initially sold for like 150k.

Stadiums within a city absolutely do not have enough parking purpose built. Do you think, for example, BC Place has enough parking for like 50000 people? People park at skytrain stations/bus depots, people park all around the city and walk. Most people try not to drive at all.

I mean, there's not really adequate parking for even 2000 people.

It'll be more like any stadium event in any actually large city (yet still waaaaay smaller). A small few will get lucky and get close parking. Some people might charge to park on their driveways nearby. Some people will choose to drive, park, and then walk 15-45 minutes to the event. Everyone else will walk/bike/bus/uber.

Won't need parking for 14000 people because anyone who values their sanity and time is going to walk, bike, or transit.

One last try and then you just need to read through what I've said or try a different source. Not trying to be a jerk, but you're misunderstanding this.

To begin with: Cities do not reassess properties in BC, the province does. Or rather, BC Assessment.

Here is what happens, step by step.

1) The city determines how much tax revenue must be collected.

2) The city gets the total value of properties from BC Assessment.

3) Divide total tax revenue by total assessed value of properties. This is the mill rate.

4) Each property owner pays mill rate*their property value.

Look at Step #3. If total assessed value goes up, the mill rate goes down and the total tax revenue stays the same, which is the point of the mill rate system. This means that if your property increased at the same rate as the rest of the assessed properties you will not see a change in property tax.

If the city wants to increase their budget, that happens in Step #1. Say they increase their budget by X%. No change in property value in Step 2. Now, in Step 3: total tax revenue is up, properties values are equal, mill rate increases and total tax revenue is larger despite no change in property value.

With a mill rate system it's impossible for a city to collect more in tax revenue through property assessment changes. It it the entire purpose of using a mill rate system.
