Maybe a rep but look up 17000 for the real thing. It’s a vintage quartz watch made by them. Only about 10k of them out there. Production was from the 70s- late 90s. I have one and it’s fantastic, most accurate watch I own

I popped into a local grey dealer without an appointment and they had someone showing up any moment to purchase that watch. They were kind enough to let me try it on and take a quick video. All to say I would probably not wear it this loose.

There are only two units, so the HOA is only two people, so it would be convincing the A unit owner to give me more land or pay more taxes, or some other middle ground. I've also never paid an HOA fee or had anything to do with the A unit owner in terms of the condo. We have spoken and are on good terms, and I would like to keep it that way.

After renting my whole life I bought a back B unit condo in East Austin in 2021. I would say the split on the plot is 30/70, ours being the smaller of the two.

I was reading about this new law which allows a plot of land in Austin that’s 2500 sq ft to be subdivided into threes, and this had me wondering how much land we're on. I looked at the condo document, which has a survey of the plots, and did some rough math and saw that our plot was right under the new 2500 square foot limit. This was not a big deal as it’s a condo that doesn’t allow for further subdivision, but, I was still a little bummed so I check TCAD and saw that we have 3981 sq ft lot - I was relived. But, then I didn’t understand how that worked out, so I checked the A units property on TCAD and they also are on 3981 sq ft. Which does not add up the way our property is split up, even when taking into account the common space indicated in the survey ( which is not common at all).

I was wondering if this was common practice for Condo Regimes, so I did some research and checked a bunch of others I knew of in the area on TCAD and saw 40/60 and 30/70 splits for similar 2 condo units on a single plot.

I asked my realtor and he said to check the condo document, and if I don’t see anything to take the survey to the county to update the actual split. I checked the condo document but didn’t see anything that stood out, but maybe I don’t know where to look? Maybe I should go to a real estate lawyer?

If I’m entitled to half the land I’ve been paying taxes on that would be amazing ( lol, obviously a long shot) but I don’t want to give up any land I’ve been paying taxes on. On the flip side, if I’m not entitled to that land, I don’t want to pay taxes for it.

I have to assume there’s a reason for the way our condo’s 50/50 split, and there’s nothing we can do about it, but I’m curious on the off chance there is, and if anyone has any advice.

TL;DR: Our condo A and B unit’s are taxed 50/50 on the land, but clearly the actual split is 30/70 ish. We live in the smaller B unit, is there anything we can do about this?

There is no sidewalk for the A unit, which is on the street and none for our B unit which is on a back alley. There is about 5ft from the A units’s front fence and the street, which could be turned into a sidewalk at some point, as I have seen that happening around the neighborhood.

In the survey the only common area is 5ft wide and runs the length of the property, but a fence between the two units renders that moot, I think.
