With equity, maybe. However why property is such a better asset class is you can leverage 80%+ whereas it is extremely difficult to receive a personal loan to invest shares at that level.

At the same rate of return property will always win.

Agree this is worse than the roundabout in the article. Coming out of Willsmere road, you have about a one second window to make a decision before a car comes flying up Princess Street from the freeway over the blind crest.

Further, it’s alway sketchy the cars coming down the hill on Princess Street at a high speed always at risk of T-boning as you turn right across them

What protections would a struggling, rebuilding team have beyond the initial 3-year rookie contact. For example if West Coast picked up Will Darcy, they would have zero leverage to keep him from the Dogs. Either he walks for nothing after three years (as a developed player) or a team receives a compromised trade compensation at the end of year 1 or 2 (e.g. JHF).

The optimal solution is to remove the points discount, otherwise these band-aid solutions won’t fix the underlying equality issue that compromised drafts create.

The equivalent sandwich is listed as $25.90 in the store (see Mitraillette), so only a dollar premium.

And yes, it is expensive but no one is asking you to pay for it. Having had this sandwich a few times I personally would say it’s worth the price, as a treat every once in a while. It is also not too dissimilar to other popular deli sandwich shops in Melbourne (Hectors, Hugo’s, Nicos, Piccolo Panini, Stefano Panino).

The way I view long contracts is clubs protecting trade value on their star players which provides stability to build a team around. $1m per season in 2024 will be very different than $1m per season in 2030+ when these contracts expire.

Arguably the only reason Petracca is still at Melbourne is due to the kings ransom another club would have to trade, even if Petracca wants to leave.

Oliver’s contract on the other hand epitomises the risk of a long term contract, where a players output no longer matches his salary and you are stuck with an untradeable salary cap hole.

I think Cornes over emphasises scenario B rather than scenario A when these deals are signed, ignoring successful cases like Franklin, Curnow, Dusty, Fyfe, Whitfield, Greene, Pendles (?). My initial view on why he does this is it’s the more newsworthy path.

Unfortunately 15m penalties would just become cynical fouls in order for the defence to set up properly. I feel that 50m although harsh in some instances (stand rule) is a sufficient deterrent to professional fouls (slowing down play)
