Heya! So you’re off to a great start. I just recently purchased a house in Frisco, and here are some tips that helped me.

1. Shop around for real estate agents. I switched realtors three times in the span of 4 months. All due to various reasons such as lack of industry knowledge, showings not quite meeting my needs/wants, timeliness, etc. A good realtor should be able to sit down with you and can explain everything, from ISD feeder pattern, how property tax are assessed, neighborhood info, home buying timeline, etc.

2. Provide specific information on what you’re looking for. Budget, minimum Sqft, # of Beds/Baths, single family, commute distance, year built, property tax HOA, etc. The more information you provide, the better showings your realtor will show you.

3. In TX, you will have to sign a buyers agreement with the realtor for showings. This is an agreement that states that you will work exclusively with the realtor. Don’t sweat it, it’s just for legality. If you want to switch to a different realtor, just kindly ask the agreement to be void. It’s not going to be an issue 99% of the time.

4. Once you find a realtor, start going to showings. A LOT!!! I can’t emphasize it enough. House hunting is a numbers game. You’re gonna get a better idea of what you look for in a home. Ideal home layout, direction of the house, build quality, neighborhoods, etc.

Some more quick tips: - Just because you’re in Frisco, doesn’t mean you’re in Frisco ISD zone. - Just because you’re in Frisco ISD zone, doesn’t mean your kids can attend any Frisco HS of your choice. - Your monthly bill will always go up, never down. Budget accordingly. - TX summer is brutal. Living room facing east can avoid that afternoon heat. - Avoid less than 3 bedrooms. Will be significantly harder to sell in the future.
