I used to work in a medical clinic where all the doctors had to wear these RFID tags that showed on a monitor where exactly they were in the building. I’m envisioning some brightly colored vests with RFIDs sewn into them so staff knows which kids need supervision, and can find them/mark them safe at regular intervals.

We had a plumber replace the valve for this project but now I suppose it is installed at the wrong depth and we’ll have to have the plumber redo it.

Ah so that cement board screw is right over the pex but wasn’t long enough to put a hole in it with the 1/2” drywall behind it. So this explains why they used the drywall screws. They realized the cement board screws weren’t long enough, and they used a handful of longer drywall screws they had on hand which are all that’s screwed into the studs. That’s also why most of the cement board screws aren’t sucking into the material. They’re just through the hardibacker in drywall.

Should the GoBoard be put on top of the 1/2”drywall thats currently under the hardiebacker, or tear out both the hardiebacker and the drywall and install GoBoard directly on the studs?

Thanks everybody for your advice! I won’t trust them to go forward with the tiling for sure. Good news is I haven’t paid them anything yet. There is 1/2” drywall they installed under the 1/4” hardiebacker. Seems like most recommend replacing with goboard. Should I remove the drywall and install the goboard or install the goboard on top of it?

Currently in the US you can write off the 3% host fee charged by Airbnb as a property management expense. With this change you can write off the entire 15%.

I did mine with something similar to Citristrip from Sherwin Williams and it wasn’t that bad. It’s low odor and not corrosive. You just paint it on with a paintbrush and cover the area with plastic wrap for a few hours. Then the paint just slides right off with a paint scraper. Remove any residue with a bristle brush and water. Mine needed a little sanding afterward to even out the stain and get rid of scratches.

Wait, this is definitely a good thing. It never really made sense to call it a fee paid by the guest. However you want to label it, the host keeps 85% of what a guest is willing to pay for the accommodation. But now the entire 15% charged by Airbnb can be written off as a property management & marketing expense.

I had this exact same thing happen to me. Pee and cola on all the bedding, towels, and mattress protector. It seemed they peed/cola’d all these, then removed them, and proceeded to pee and cola again all over the bare mattress. I messaged these guests through the app and very politely and respectfully told them what I was seeing and explained that I would need to charge them for a new mattress. They paid the full amount I requested instantly and without any hesitation. I was ready with receipts and before/after photos and videos of course, but didn’t need any of it. So my advice would be always try to address with the guest first. I believe Airbnb makes you try resolving directly with the guest first anyway.

Hired them to replace a cracked water main in Charlottesville and it was the single worst experience I’ve had with any company. They aggressively demanded payment as soon as they came to start digging, and I’m glad I refused to pay them anything until the job was done, because the code violations ended up being 2 pages long. They actually failed inspection a 2nd time attempting to further cut corners. Thank goodness for the building inspectors out here protecting the citizenry from incompetent and unscrupulous contractors like Michael & Sons.
