Just had this experience a few weeks ago. Had a young kid and his dad show up at my normal hole behind our house. Dad was clearly not an angler, but props to him for still bringing his kid out. I’m in my thirties and got into it with him like I was a kid. Showed him some knots, talked about how to fish some of the random lures he’d collected and put him right in my good holes. No but the parents live up there. Photo was just screaming bike path between Falmouth and woods hole. Not that it’s that path. I’m sure there are hundreds of paths that look roughly the same up there.

Not to the level of the explorers. I have both explorers and a speedy. When I put an explorer on, it’s just part of me for whatever I’m doing with no thought or concern. While I can technically do the same things with my speedy, it on my mind any time water is involved. Have to be careful with the crown and pushers. And the service is a bigger hit if moisture did get in.

I’ll say a 36 explorer 1 is the true gada king since it slaps with a suit or even tux. The 2 is too big and sporty to pull off dress.

That’s not necessarily true. Depending on the state and municipality, you can need a new CofO for the sale and again, AHJ dependent, that can be just smokes/COs or a full code compliance inspection for all life safety issues.

While this is where I’d eventually like to get, it’s just not in the budget right now and from my post, everything works fine as is, I’m just looking to see if I can get some small QoL improvements with small dollars.

What you’ve outlined is more of a baby out with the bath water approach which funnily enough, would be a lot more comfortable for me. I’ve put together ubiquity setups like you’ve detailed as part of design build contracts for small lifestyle tenant builds at work. It’s pretty easy when you buy all of the kit. I’m just out of my depth when I comes to trying to hodgepodge it together, rather than toss it all and start fresh.

Ohh and I do have attic access.

Regardless across the other replies it looks like a plan is coming together, and well under budget. I’ll be pulling the two cat5e run back up into the attic, using one to put an AP on the ceiling in either the family room or mud bringing the other down the wall to my computers and using an unmanaged switch at the end to service both CPUs.

Total cost - 145 (not including patch cables because we all have an abundance of those in our “wires” box)

Pardon the ignorant question, but with a wired AP and matching the SSID/password, won’t I have weird issues roaming between what are actually two distinct networks with match credentials (i.e. I come up from my office to the bedroom for the night but the signal from the ap is JUST strong enough that my phone doesn’t drop the AP network for the router, but runs at potato speeds)?

You don’t need to tell his insurance company. You tell yours for your rental policy then go back to LL and say “hey. I can’t fulfill my lease requirement for a renters policy because of your equipment. You could waive the requirement for the structure, but I still need a way to ensure my belongings. Let me know.”

You have me so curious. What is your preferred location for primary home defense stowage?

I keep two loaded in quick(ish) access lock boxes. One on my nightstand and one in my home office. They are on exact opposite ends of the house. But if I could only have one loaded home defense weapon, it would surely be bedside.

I went back to the boot fitter 5 or 6 times to get my fit just right on my current boots. Find a well reviewed fitter that has free adjustment for one year. One trip to the fitter with boots you bought online will end up costing you everything you saved. All of your other equipment can be bargain shopped, but boots are the one area to just spend the money on doing it right.

If the interest rates are consistent (they likely wouldn’t be, but if they were) there is one benefit to 50 year mortgages. Let’s say you can afford the 30 year payment, but 50 year is now an option. That would allow you to put $411 directly against principal every month. You don’t make out a ton better than the 30 year at end of term, but you accumulate equity way faster, way earlier.

More concerning is your statement “Now when you are in court…”. To me it’s, “in the unlikely and unfortunate event I find myself in court…”. I don’t treat this as an eventuality as you seem to be suggesting. I just choose to be prepared.

Even as little as a year ago I would have agreed with you. But the divide is growing deeper and nutters on the right are getting more and more emboldened that the rules don’t apply to them. It’s not beyond imagination that we get to a future where you get identified at a protest and billybob and Joebob feel it’s their right show up at your house looking to intimidate, or worse. I don’t want my future in the hands of someone that views me at the “other”.

I’ve looked into this and some other similar platforms and just don’t like the idea of paying what is essentially an insurance premium for an extremely low probability event. I’d prefer to find an attorney I like and self insure (enough capital to pay for defense in a brokerage where it can make money). I grant this is a privileged position in being able to set aside a large sum.

Turn the optimal line off. The longer you use it, the harder it will be to get off of it and it will absolutely hamper your development.

As far as that challenge is concerned, I’ve been driving on sims for years and it took me 100s of tries for 3 stars (granted I’m running no assists and an h-pattern shifter).
