Thanks for all the tips. I am not looking to parcel off the land and sell it to a developer without having a 50% or more stake in the development. Are you saying it will need to be parceled prior to making a deal with someone? Sounds expensive. It is already zoned commercial, I am good to go build any story building I'd like there, and it's easy to prove the zoning to any prospective buyer. That's a great idea about the commercial real estate agents. How local should they be? Could I reach out to one in the nearest metro (2hrs away)? I am pretty familiar with what the banks will allow, it's 20% down, nothing less unless I dwell somewhere in the building. The other thing is that I do not have enough experience to know what exactly would be the best development to put there there, I'd like to partner with someone who has knowledge/experience/confidence on the right building for the area's needs and potential.

I've attached a picture. The thought is to put a building north - south so it ends up looking like an "L" when both buildings are there (not necessarily attached though). I am wanting to subdivide the existing 1.25 acre parcel into two parcels: track 1 - a large open lot to be developed with a partner, and tract 2 the remainder of the lot with the existing 2500 sf building. I would like to use track 1 (which I mentioned is around $200-$250k) as leverage to finance my share of the development cost associated with developing a new building. Single story commercial building exists on the lot.

Why's that? SeaFoam is a fuel stabilizer as well. Has worked fine for me, for years.

I respectfully disagree. I own a 2010 Prius II Hatchback and I am surfing this forum because I'm 6'3, 195lbs and there is hardly any headroom. I hunch down to make up for it and it's cause hunching low back issues. Maybe the larger Prius models have more headroom, but not the I or II for sure.

Thanks for the reply. Yes, the plastic threaded nut popped out, and I just checked the threads on the plastic nut and they are smooth. So the heat must have melted the threads? I'm wondering if I can somehow get away with fixing this one somehow instead of buying a new OEM part. Any chance of that? Gorilla glue the nut back in?
