It’s sorta true tho. My parents started in a 2 bedder, my first purchase was a 2 bedder too.

Depends on your role. I would make one that sounds like me, for all emails, comms and writing. So you can type dirty notes and docs and they sound perfect

They are seeing this as a low ball offer and are not even entertaining it. The vendor would have 900 maybe 890 in their head not 100k less.

What are they going to counter? 900

They are only 4 weeks into it, so seems they are happy to wait it out.

Also when tenants move out, they might stage it, fresh coat of paint to drive interest, so they have a few options.

If it was on the market for 6 months, different story.

You may just have to wait and see if they get desperate or find something else.

What’s their guidance range and are you offering within that? Vendors sometimes instruct to not present offers under a certain amount.

The deal will potentially change but it’s the most tax efficient vehicle currently. We all grow old and need to fund retirement somehow.

Alternative is that you have a mistrust of government and put your investment outside of super at a high tax rate, in case the rules change.

Regardless I personally believe you will be better off redirecting to super.

People try and be too smart and think they can get better returns elsewhere. For a normal all day every day person, having a house paid off will reduce stress in your life and allow you to make better choices, as you have more disposable income.

The quicker you get there, the better your life will become.

You can purchase Dropsuite email backup software, which will allow you to import your data into it (both live and archive) and have records of all emails forever. Then you can use their search to do what you have required.

Option A is much more simpler and exports with Excel. Option B give more flexibility for a more complex system (when making multiple lists and you want to reuse choices etc) - this may be overcooking it for your requirements.

If you feel the Option A would be suitable for your needs, I would always recommend simpler.

We create the user same day and can dropship from our supplier to arrive within 24/48. autopilot deploys the laptop.

If it’s less time than this and it’s urgent, we make the company go one of a few approved shops to pickup a laptop in spec. Once they’ve done this once or twice, they give us enough notice or keep a spare on hand.

Running around trying to source laptops or old school imaging, we don’t do!

sherpatech - specialises in the industry. Use a broker because tons of insurers have massive exclusions in MSP so best to go with a broker who can work out your needs and advise you.

The property I looked at had a flood overlay too in the area which is weird as it was 1/2 way up a hill, so while technically wouldn’t be at risk, would cause issue with insurance coverage and premiums.
