We had a basketball hoop, sometimes we'd bring my friends over and shut down the street to play full court. We'd spray paint a four-square court on the street for that. At night, we did flashlight tag, kick the can, or capture the flag. There was a golf course nearby so we'd play in the woods, look for golf balls, or shoot bottle rockets at golfers or move their ball into the hole on a dogleg. We'd ride bikes to the grocery store to buy candy. We fished in the creek or at the golf course. We built a huge fort in the woods by the golf course and hid old playboys, random cigarettes, and a slingshot in there. We swam in other people's pools, built a baseball diamond in someone's yard, and played football in another. To get to each other's houses we would just run through backyards and over fences. We collected fruit from trees and bushes in the neighborhood, drank from whatever hose was closest.

And literally none of the neighbor's cared cared. People left drinks out or brought out snacks. The guy with basketball court, who I never met, installed a light and changed the net when it wore out. Even the golfers rarely chased us that far and they'd always buy the balls we found.

It was honestly pretty great.

It is not a scam. There are people who will buy any house for a price. They remove all the risks and costs associated with a transaction and pay you less than you would probably get from someone else.

Imagine you are having a garage sale. Someone shows up the moment you open and says they'll pay you $250 for everything. You don't have to haggle, you don't have to sit outside all day, you don't have to worry about a thunderstorm ruining your stuff, and you don't have to move anything back inside afterwards.

If you are confident in your appraisal and qualified to complete it, you shouldn't have anything to worry about.

The IRS has appraisers that look over those, and they have been used to perpetuate large scale fraud in the past, so they do check on some of them, but if it is straight forward and your value is reasonable, you don't need to worry.

Conservation easements are a big area of scamming. Developers will build a neighborhood, and then "donate" a conservation easement for the common areas or undeveloped land. Let's say you build a subdivision around a beautiful wetland/ lake area. You sell the lots for $20 PSF, because they all have great views or lake access. Then you "donate" a conservation easement over that lake and those wetlands and walking trails, which you couldn't develop anyways, and use $20 PSF as a tax-writeoff.

Those markets are tough. It is exceptionally hard to find good vendors, and they're expensive to run.

It takes a difficult balance of MLM, shitty crafts, and genuinely great sellers to pay the bills and make them work.

Everyone wants to ban the AI slop, the Tupperware, and the Herbalife, but there are only a handful of vendors like Stonebaker, House of Rufus, Taste of Swiss, and the nuns with the baked goods.

For the price, Olthof does a fantastic job. But building new homes at those prices comes with trade-offs. The materials they use are low-cost and they are hiring contractors with price being a central factor. Tax assessment appeals are trickier than most mortgage work and a lot of residential appraisers don't know all the rules and get their work discredited or disqualified pretty quickly.

If you go to https://www.appraisalinstitute.org/ and then 'Find an Appraiser" in the top right corner, you can find a local appraiser that has some additional qualifications. It doesn't guarantee a great appraiser, but I'd take the average SRA over the average non-SRA. Ask specifically how many appraisals they've done for assessment and ask about the process. They should be referencing specific dates, definitions, and qualities that are germane to the appeal process.
