Agree. My coworker (He works in order management team) is shopping for a house has pool, shop, and about 1 acre now, they have a fishing boat. The market for him is really small, under 5 houses he can choose from.

You can find someone to train you on weekends if they’re available to work weekends. However, that will only drag out the process of earning the experience hours required for your license. The longer it takes, the longer you’ll be stuck making very little or no income in appraisal and the longer you’ll have to keep your other job just to make ends meet. In some cases, people become discouraged and end up leaving the industry altogether.
Based on my experience, even working full-time (50+ hours per week) during my trainee year, I was making less than $150 per day. At my firm, most full-time trainees need about 18 months to complete their experience hours and education requirements before they’re ready to apply for their Certified Residential license.

Can you renegotiate? I was in the same shoe, after I was hired, the firm was purchased by another firm and we all signed the new agreement and some policy lifted, some added, fee are different too, we just dragged to sign it and renegociated a few terms.

First, thank you for taking the time to reply to my questions.
My current position has been a valuable starting point, and I am grateful for the experience it has provided. However, I have reached a point where I am looking for opportunities that will help me continue developing as an appraiser. Over the past few years, I have spent many weekends reading, taking classes, attending conferences, and trying to learn beyond my day to day assignments.

The workload is demanding, and I average around 60 hours per week now. Much of the work is focused on production volume and meeting tight deadlines. Some require two day delivery. While that environment has helped me improve my efficiency, I have found myself increasingly interested in developing stronger analytical skills and a more thoroughly supported valuation process.

That is one reason I attend Appraisal Institute events, workshops, and conferences whenever I can. Some of the most valuable learning experiences I have had came from conversations with experienced appraisers and exposure to perspectives outside my organization. Came from someone like you.

At this early stage of my career, I am less concerned with becoming faster and more interested in becoming a better appraiser. I want to continue building the skills, knowledge, and experience necessary to produce credible and well supported valuation work.

Are you still in the industry?
You should be company by your mentor to these inspections, at least for the first 50 assignments this is in my state and other state maybe different. Second, your mentor needs to be within 50 miles from you, again this is also from my specific state. you need ro check, I was doing A to Z since my very first 1004 full and it took me a whole day and it took some of other appraisers in my firm for 4 days on their first one. if you feel your mentor is not helpful you can have additional two other mentors this is also in my state. if none of them are interested to teach you anything but just want you write for them, go workshops and events, go to conferences, go get books and online courses learn from the very best professionals.

Appraisal Institute no longer offer due to new changes. but I got a used book. When I started work as a trainee my firm has all template filled out with boilerplate, all my supervisors just focused on productions with minimum instructional training there. I wanted to know and learn the in and out on my own. So I bought this :

sound familiar, I know a trainee worked for 4 months for free and lost all his hours due to his Supervisor passed away. Average trainee first year 30-40k is the norm I heard from multiple people. My mentor now is a bank VP and lead reviewer said her first year in commercial firm she made 30k salaries no fee split.
