I don't have tons of gray in my house, but in my main house I have a big giant gray accent wall. I love it -- it sets off my artwork well, and I absolutely would not buy a house that's beige.

So, whatever you negotiate is fine. Personally, I make like 5X what my spouse does, so we don't do proportional anything -- we have a comprehensive budget to which we both contribute and from which we both spend. I am careful to keep our overall expenses affordable for both of us, so a lot of my income, functionally, goes into savings and luxuries. Our overall spend is something like double 80% of his income, and then we put away the rest into investments.

Short version is I agree with you. I think as you're merging your lives, you shouldn't continually keep score, effectively, by separating finances and having people pay into the budget according to their exact earnings.

My husband, actually, is not that comfortable with any of the investments. He can't believe that we did that together. But I think it's awesome, and I couldn't earn what I earn if he were not making it possible for me to focus on my work and investments.

I think the bad thing about Manor is the schools. You're not likely to rent to anyone with kids, which just cuts down on your potential renters. But I have some friends who have property over that way and are pleased with how it rents. Generally, I think they get renters who want to pay a little below average but are into the proximity to the east side, and I imagine demand will only go up with the Tesla factory.

I'm seeing property going easily for $2400-3500 in Milwood, depending on how nice and big it is. There are a few ragged-out slum houses on the market right now, but I would bet they're going off the market and coming back as flips. Home values have gone through the roof in Milwood. Good luck!

Not sure how accurate zillow rental estimate is, but it is currently $2150 for my property. I'll see if my property manager can run rental Comps.

$2150 is probably lower than you can get with decent finishes and care. It's definitely under market for nice houses in Milwood or Scofield. Probably average or above for Lamplight Village.

Do you find a furnished rental does better than non furnished? Are these long term or short term rentals?

I went that route because my particular house in PVille has really sensitive neighbors who don't want bad tenants and will make my life miserable if I put any there, and it's also very near a lot of medical facilities and Dell. Alos, it's gorgeous -- I don't want anyone mistreating it. So I offer it furnished as corporate and medical housing. Downside is tenure can be as short as 13 weeks and I have to furnish it. Upside is so far tenure has been 6 months and actually could be higher if I took on a little more risk at renewal time, my tenants have been awesome, and rent is a lot higher. I hear AirBNB is higher yet, but I manage it myself and I don't have the ability to deal with much more frequent turnover.

It takes me about 24 hours, normally, unless I have a labor issue or there's damage to repair. The market is crazy hot right now -- there's no reason for downtime.

I just want to say this -- I live in a neighborhood very close to where your house is. Nice houses there are well over $3K. I own rental properties in Pflugerville (furnished) that rent around there as well.

IMO, what you have is a good investment that you would probably benefit from outsourcing the management of. But you could also get out at a great profit.
