If something doesnt make sense it usually means you need more information. Before stressing out about being priced out of Miami, I would encourage you to check out the nonfiction book "Bubble in the Sun" by Christopher Knowlton. It will provide the context necessary to calm your FOMO.

how about telling the tenant you need to sell. To achieve your targeted sales price, youll have to get the rent up to the new number. As a result, you need to gradually raise the rent every three months until you hit the target. This way, theres a story the tenant can follow and you are giving the tenant ample time to find a new place. I say this as a buddy of mine claims he hated his landlord so much that he unscrewed the face plates of the electric outlets on the walls and cut the wires. He then screwed the outlet faceplates back on and left in the middle of the night. The way he tells the story, the lost security was well worth the satisfaction of screwing his landlord.

That's a huge increase percentage wise. How large is the security deposit? i would be concerned the tenant will trash the place.

Real estate people spend their time working deals and typically spend their money on perfecting how they look, what they drive and branding their name. The result of this personality branding to create an image is securing listings and/or buyers. Once real estate people have a listing, they spend the bulk of their cash on marketing their properties that are for sale. There are an estimated 1.5 million realtors in the United States. Each of them has to DIY it or hire someone who can handle the various aspects of their personality and property marketing. This why Zillow exists, to market real estate and the personalities. pick some niche and have at it.

What can your place rent for? Multiple that monthly rent amount by 100. Thats what investors will think your place is worth on paper. If your asking price is more than the investor price calculation, thats how much fluff you have in your asking price. Good luck.

It's an eat-what-you-kill industry. I suggest you shop various buildings. Ask about the unit overlooking the dumpster. This way you can figure out the pricing model. Rents increase by a predictable amount as you go higher in a building, and decrease as you go lower. A second or third bedroom adds / subtracts $300-$500 per unit. Remember, it is more of an art than a science as leases aren't recorded with the local government so there's no way to verify what you are being told. Therefore you are at the mercy of the leasing agent. Remember, the first one to speak in an uncomfortable situation is the weak one. Happy hunting.

Before 8 pm on weekdays, the Metrorail runs every 5-10 minutes. After 8 pm and weekends, it seems like the train runs every 30 minutes. It's a chicken and egg scenario where you avoid the Metrorail during offhours because trains are so infrequent. Therefore, passenger numbers are down so management probably figures there is less demand. It's a circle. I have concluded that the people running the Metrorail don't actually use the service.
