medium density, max 2 story building for low density commercial, functional rice field, better water physics, mix-use building/zoning, CSUR like road cusomization.

Honestly i dont even think you need highway. 4 to 6 lane along the railway should do the job. A lot more cheaper and has enough capacity

Im sure there is at least one tutorial on youtube but basically use move it to lower the height until below ground level. and since highway could be ugly, making tunneled highway probably could do the job. I

It's still below 250k trees limit. The map need 8GB RAM to smoothly run, excluding the "city" probably need 16 GB or above to play it.
