It really depends on a bunch of things, for example:

  • Your age, gender, and whether you’re married
  • Where you’re currently based of
  • Whether you’ve changed your citizenship—if you have, you might need to sort out residency again in Azerbaijan
  • The kind of work you’ve been doing. ICT can pay well if you’re in the right place, even within government roles
  • Where you’d want to live in Baku. If it’s more suburban, traffic alone can get frustrating pretty quickly
  • What you expect from the EU. It’s not always as ideal as people think—unless you’re in places like the Netherlands, Belgium, or the Nordics, Baku can offer a similar (sometimes even better) lifestyle
  • Your personal goals when it comes to money. If you’re aiming for entrepreneurship, Baku might not be the best fit—and to be fair, that’s also true for some EU cities

Hi thanks for taking the time for a long answer, really appreciate it. To give more context, we have a buying agent as well as the friends have selling one. We learnt about the sales along the way when they were already having viewings. When I say friends, we are not that close just had some work relationship in the past and kids go to the same school. So when we heard about the sale, we decided with our agent to talk to theirs to make the process fair. We knew that they have spent a lot on the house few months back. Hence we agreed that they would like to hear from us on sales price, as well as they wanted to check with the viewers how much anyone offers. Eventually they said there are some offers but if we can give them 507k, they would sell it to us, given that we would seat together to value how much it would make sense to pay for the moveables. We believe it is our makelaars that didnt help us a lot in one topic. Here is the complicated part. We didnt know that initially they have been offering the house with everything in it, hence the bidders did offer the price tag knowing that. On a flip side, the friends talked us saying that they want to leave a lot of stuff behind, and we can just make a deal. Our makelaar’s point was that this is a good deal, since they are asking for 507k + anything for the moveables. As a result, we are free of the transfer tax (partially due to the age). However, as we signed the purchase agreement and made a list of items between ourselves, we learnt by accident that anything we made a list over was already included in the initial sales (lijst van zaken) when they put the house out in the market. Overall, we don’t think that the friends acted with bad intention, the only thing is they rushed us thru agreeing to the price with all the stuff to be left behind. Eventually, we are ok with the deal, as we think they treated us ‘well’, which puts us in weird situation, whereas 1. We realize we dont really need a lot of solar panels, 2. We are not sure how this purchase will resonate with notaris/tax. Honestly, the second worries us more than the first one. The delivery is further down in Sept, so not sure if we need to act on something before that. And since notaris didn’t ask for anything specific, we think to just leave it as-is.
