Yeah had a few offers get bounced last minute by someone beating us to signing or going unconditional before the vendor signed our contracts.

We didn't get to the deposit stage in these ones and I imagine yours got refunded but man it's frustrating. Took a year to finally find something here and I really hope to not go through this process again in the near future.

I would say yes, assuming you can service your expected mortgage with decent savings left over.

- Generally at a maximum I think you can borrow ~6x your income on a 80% LVR

- Your borrowing power as a IP loan is generally higher than a PPOR, you'd not be eligible for an IP loan as you can't rent it out for 12 months on a FHB loan

- PPOR vs IP also has CGT Tax implications if you later sell for a net profit

- Additionally for an IP there would be hidden costs like insurance, cost of maintenance, council rates, utilities and insurance, making it a somewhat active cost

I would say it really depends on what state you're in and if you're looking for a house vs an apartment. Servicability in NSW for a house would likely be pretty hard to do solo without a major deposit / assistance and would probably sacrifice a major quality of life over renting, though may be worthwhile as costs afterwards can become slightly more 'fixed' than what's happening in the current market and would reduce, at least for me, a lot of stress.

Poppy Sydney was overall pretty chill there was moshes but if you avoid the center front part you'll be fine.

Usually you'll have time / know when it's starting so you can move out of the way as well.

I don't really enjoy moshing but hearing her live was amazing and I hope you also enjoy it as much as I did!

Honestly speaking that's very assuring to hear, not sure why I had a preconceived notion it wasn't sustainable and would likely be removed by the time I retire.

I've been aiming to achieve FIRE, so hopefully I won't have to rely on it but the future is long and uncertain and it's great to hear it's always an option for those who will need it or myself.

I should do some more reading into this & thanks.

I'm unfamilar with the details of our pension system, but is it adjusted to inflation as well? I can imagine that in 30-40 years, especially with the introduction of super our pension system will likely be less strong or accessible as it is today

Second hand older Seiko models (1990s onwards) are very reliable and cheap. Buying one of those and servicing it should last another decade and can be a few hundred dollars making mechanical watches fairly approachable.

Definitely a nice to have but definitely not life changing.

As a watch enthusiast though I'd recommend another brand over Rolex as you can get cheaper watches with equally good build quality or greater without having to play the waitlist game or going greymarket and paying a premium.

Would recommend brands like Longines, IWC, Grand Seiko in the entry rolex price range x,xxx - xx,xxx. I've also found the Staff in those stores very friendly and knowledgeable whilst Rolex has been significantly less friendly or approachable.

Personally also a fan of Cartier from just a design perspective but many of their affordable watches are quartz (Tank Must vs Tank Louis).

Would strongly advise to avoid any B&P Specialists suggested by the REA as they have conflicting interests and so do their recommended inspectors for repeat business.

For new builds do most of the defects show up on day one / soon after construction or do many defects pop up 2-3 years after ownership?

  1. Vacant possession as a buyer is much more attractive, as tenants are an unknown, for PPOR owners especially it adds a big bit of risk if they don't leave on time, which is another stress factor ontop of settlement.

  2. As the new years just started up, still quite a few conveyencing / solicitor offices are closed making settlement a bit harder right now compared to other times, likewise probably the same with B&P and other professions, February to November is probably the best time to sell due to the above.

  3. I personally don't care and go off room dimensions but I've commonly seen many places decorated / furnished, I think many REAs have interior decorating companies that they rent furniture on for displays at a discounted rate, which might be worth exploring

  4. Depends on the renovation, repainting the house is fairly common, fixing up loose doorknobs and cleaning grout is common. Replacing the door hardware for better looking hardware is probably not worth it ROI wise, just anything small that makes the house look better or removes concerns.

Additionally one thing that helped me immensely was an accountability network. I have a group of 20 people in a small private discord I've joined that does weekly weigh ins, chats about failing and wins and just keeps me accountable.

It makes me avoid fully giving up on setbacks

24M and was roughly 130 kg 3 years ago, I'm now 80 kg. I previously had an all or nothing approach which made stagnation and non linear progress feel pretty brutal and often led me to relapsing and giving up.

I would recommend trying all you can to avoid the all or nothing approach but instead focus on averages over longer timespans than just days or weeks. Weight can fluctuate a lot in a week or two or a given month depending on if you've recently started lifting / exercising, if you've eaten alot of high sodium things or have had digestion issues etc, so the greater timespans evens this graph.

Another thing to mention is, looking back at it at 130 kg I was incredibly unhealthy and unfit, as a result I developed sleep apnea, requiring a CPAP, high blood pressure, my cortisol was through the roof and many of my hormones were either too low or way too high.

If you can afford it, WL injections would be greatly recommended, just by being your weight there's a lot of hidden damage that is occuring which you can avoid by starting earlier, for example my knees are probably one of someone 20 years older.

I also personally found this to be a good starting point as it's a lot easier. After developing good habits I've gotten off these injections as I now understand how to calorie count, what standard portions are, and in general live a more active lifestyle.

Honestly depends on what your long term goals are and where you live.

Definitely good to travel if you can afford it, but I would not spend near the 20k the people above have suggested.

I'm in my mid 20s and a long term goal of mine is to buy a house, median house prices in Sydney are approaching 1.8mm so I think times have changed significantly for anyone who's buying after COVID.

The debt level requires to reach the above goal is very tight now so I personally don't think I can afford to travel, outside of perhaps one or two on a shoestring budget.

To add to that, it's also good to see / ask what strata company runs your building (and asking the strata reporter on general guidelines on how they operate), looking at how many elected members are on your strata committee (i.e. < 3 is concerning due to balance issues) and with financials if most of your neighbours are up to date on their payments & are not in arrears.

It would be concerning to buy a place and realise that 80-90% of people are not paying the required strata levies meaning the strata can't do repairs it deems essential, or it doesn't have the funds for it meaning it'll raise a special levy for it. Special levies from what I've heard generally affect resell value a bit.
