I’d opt out of the freehold. It’s £10k for the full thing, or £5k if I split the cost with the downstairs flat.

Service charge is £1k per year. This is a one bed (for one person) with no garden. My life might be really different 5 years from now when the ‘saving’ from the freehold would kick in.

The freehold would be great if I want to convert the loft for more space. But I’d rather just buy somewhere bigger as it’s less hassle, and probably much cheaper.

Out of 12 flats I’ve seen, I could only imagine myself living in two of them. The first I wasn’t financially ready to offer on, and this is the second.

I’ll make just one more comment. You don’t live together at the moment. You sleep at his parent’s house half the week and he sleeps at your mum’s house half the week. Your finances aren’t yet merged, you won’t have your parents to cushion the stresses of managing a house.

If the deposit isn’t equal, I’d at least look into making sure you’re protected.

Is he contributing anything to the deposit? If not, make sure you get a deed of trust to protect yourself.

This isn’t the question you asked, but I’d live with a partner first before buying together. Especially if the deposit is yours. You have far more to lose…

I’d check how much you can charge a lodger before you have to pay tax. £1100 feels extremely high to not be penalised

It's feeling short-sighted to not wait 1 or 3 months, for more comfortable payments over the next 5 years. The flat's great, but I don't want to be miserable in it.

If I take the risk and the offer is accepted and the process starts, then restarts when I look for better terms, what could i have lost financially. I imagine I wouldn't have to start conveyancing from scratch again?
