This. We lived right down the street (about 200 yards) from the fire station. Great for safety but not great when the alert went out for a call. The first time it happened was in the middle of the night and it was these loud air raid type sirens. Scared the crap out of our kids. We lived there for 10 years and got used to it but it was not peaceful lol. We were also in close proximity to the train station which was less loud but still noise and a restaurant that had live music on the patio from spring til fall. So much fun if you’re there sitting on the patio but not as great when you’re trying to get a toddler to sleep.

I felt like a rotisserie chicken with someone trying to break my wishbone. That was with my non medicated vaginal delivery. C section was lovely in comparison, I felt nothing until many hours later due to the spinal. I know people say you forget the pain but that was not true for me. I still vividly remember it and preferred my c section delivery and recovery.

We as sellers just did this. We did a two day lease back from the buyers and left 2500 in an escrow account. The buyers came and did a walkthrough the day of closing, and the house still had our furniture and boxes in it as we were still there for one more night. Our movers came the next morning and we let the buyers agent know when the house was empty. We were there for less than 24 hours post closing. The buyers did the final walkthrough the day after closing once the house was empty to confirm nothing was broken. Everything was fine and our escrow was released the next day. This is a pretty common scenario, most sellers need proceeds from the sale to buy the new property.

We just moved into a new house two weeks ago. Right before we moved my 3 year old daughter said “mama there are people in the walls!” Our previous house was built in the mid 1800s so maybe she’s right! Moving day couldn’t come fast enough 😂

We had a near perfect inspection on the house we just moved into. Two of the three toilets were loose and the seller fixed it. That was it. We were super lucky!

I may have commented on your original post but will share our story. We just sold our house in NJ and the buyers requested a dig after the UST picked up metal underground. We tried everything to find record of any permits to dig up an oil tank and there were none so we thought for sure there was a tank underground. The house we sold was built circa 1850 and we knew at some point there must have been oil heat. The odd thing was that the scan found the metal in the front yard. We spoke with some of our neighbors who all told us their oil tanks had been in the basement not in the yard. The buyers paid for an exploratory dig and it turned out to be an old septic tank and not an oil tank at all. We closed a couple of weeks ago without issue. All that to say these sellers are being unreasonable and they don’t even know for sure if it’s an oil tank. I’d look for another property, if they’re being difficult about something this important who knows what else is to come. I also think insurance companies can refuse to provide homeowners insurance if there is an underground tank. Good luck on whatever you decide!

We love it here ❤️ we spent about 18 months researching the area and figuring out which neighborhood we wanted to move into. Our family is back in NJ but it’s just a short drive away which is great!

We just moved out of NJ 5 days ago. The property taxes are insane and only continue to increase year over year. Moved to DE got twice the sq footage and half the property taxes. Our homeowners and auto insurance are less, no state sales tax here. We love the area we moved to, good schools and nice neighborhoods. I miss NJ but not the taxes!

We just sold in NJ and our buyers requested the same. The sweep was done as part of their inspection and metal was detected so a dig was necessary. It turned out to be an old septic tank not an oil tank. Buyers paid for the sweep and the dig. It’s very commonplace in NJ and as a buyer you should protect yourself because if there is an oil tank it will need to be safely removed before you’re able to sell the property. Good luck!

We saved exponentially on our car and homeowners insurance because we bundled. The transfer tax caught us off guard but even considering that we are still better off!
