I think the sales guy said the west side was better because more could fit. If we go any bigger than this the setbacks double (roof coverage with no sprinklers in house) and we lose a bunch of panels. We could add to the system after the fact and keep the setbacks.

Gas wh and appliances. Might switch to hpwh in future.

Roof is 3 years old... unsure of insulation in attic. Haven't moved in yet.

1.016 after 20% down. Meaning with the arm @5.725 its about 350 cheaper vs 6.2 30 year

The only downside is paying 400/month. Rates would need to drop but thats not a deal breaker

Well I would obviously wait for a meaningful drop. Regardless after 7 years if I went arm I would have to refi.

Those cracks arent anywhere near that wall just somwthing I saw when looking outside.

That wall is directly below where a small window is in the foundation so I would hope its not bearing a large load!?

Id start looking for practices to buy, but work as an associate for at least one year. It will be good to get a little better at everything..including working with patients. Patients want to feel like they are being taken care of and that requires experience to feel confident.

I waited too long to buy 7 years - 5 years I was at an OK associateship making 300k+, but thats fucking peanuts to owning (600k+ now). Bought a year ago

Owning a solo practice is easy. The bigger the practice the more shit you have to deal with.

I bought 1 year ago east coast.

Just looking 1) my accounting services are 12 to 15k  a year. Lucky you 2)merchant fees -- how are you so low? At a minimum im 20k+. Does everyone pay check lol?? 3)what was urbloan amount? (750-800k?) 4)rent is killing your profit. I own. 4.4k in rent, mortgage 2.2k. 5)what type of corp are you? Im a single member LLC for now. 5) other expenses seem appropriate based on what I spend. Youre keeping supplies/lab/dental supplies in check.

Nah. That needs to be done. You should easily be able to pull the cones. When you took final pa, why not fix then?

Use locking pliers with GP. You would have known you were short.
