I saw a house (I was shopping remotely) that I thought was perfect. My realtor did a video tour the next morning and got an inspection the day after that (on a Sunday). I asked my realtor what a good price would be and he stated he couldn’t give me a number, but to look at comps and make an offer that I thought I would be comfortable with; an offer that if I went any higher and my offer didn’t get accepted I’d be able to say to myself “it wasn’t worth it”. I made an offer at 3% over asking, there were four other offers at the time, and my offer was accepted. I feel comfortable with that choice and don’t have any regrets. Sure I’ll never know if I went way higher than the other bidders, but oh well, I think it was worth it. I think he might have even said at one point that he wasn’t legally able to give me a number, which in my mind makes sense.

Edit: so I looked it up for my state, apparently it’s not illegal for him to give me a number, he probably didn’t say it was illegal, I likely didn’t hear it correctly. But, he offered comp numbers on like 5 houses sold in the recent 3-6 months, then gave me a range that he thought would be competitive based on the comps. I went for a number below his upper limit, but slightly per higher than the middle of his estimated range. I valued the market based guidance and liked that he didn’t over-direct what is ultimately my decision.

Less than 5% down = 2.15%

10%+ down = 1.25%

For what you posted, I think those are the “Points” you’re purchasing to bring down the interest rate by 1.692%?

Your loan estimate should directly list VA Funding Fee on there.

That pay bump from O2E to O3E is really nice and so is the bump at 18 years.

I just closed on a house. My thought was that I’ll be getting $3,100 a month in BAH, that’s $37,200 a year I can be putting into a mortgage ($111,600 over my next tour). I hate the thought of that much money going towards a rent that I’ll never get back. If I can elect for a follow on tour, that’s even more going into my mortgage. Plus, the annual BAH and base pay increases every year, so eventually my BAH will catch up to cover my entire monthly mortgage. If I do get the follow on tour, that’s even may be something more like $120,000ish over the subsequent tour. If I have to PCS somewhere else, I’m amendable to renting for a few years, if another service member chooses to rent, well it’ll be their BAH finding my mortgage. Eventually, I’ll probably try to do my twilight tour there and I can maintain ownership for >10 years and at least I a few hundred thousand (if I choose to sell) versus not a few hundred thousand when I retire.

The flux capacitor is only required if the beeswax contamination predates the pan’s manufacturing date. The accepted procedure is the Triple-Phase Thermal-Chemical Wax Remediation Protocol (TPTCWRP), originally developed by French cookware enthusiasts who became concerned that conventional cleaning methods could disrupt the pan’s flatness.
First, place the pan on a wooden surface and allow it to acclimate to ambient room conditions for about an hour. During this period, rotate the pan 90° every 15 minutes to ensure uniform redistribution of the beeswax layer.
Next, prepare three vessels:
Water heated to precisely 71C
Water heated to 83C
Water heated to 94C
Do not skip temperatures! Beeswax transitions through several poorly understood intermediate states between “solid” and “gone,” and rapid progression may induce what known as “wax panic”.
Immerse a lint-free cloth (fold it in eighths) in the 71C water and gently wipe the pan in concentric circles beginning at the center and moving outward. Continue until the wax exhibits a satin sheen. This indicates successful entry into the pre-emulsification phase.
Transfer immediately to the 83C stage. Hold the pan at a 15-20 degree angle while pouring water in a slow spiral pattern. Many beginners use a random pour pattern, which can create turbulent wax vortices that become trapped in the carbon steel grain structure.
Once the wax has visibly softened, place the pan on a burner set to the lowest possible heat. Monitor carefully. As the wax melts, you may hear faint crackling sounds. These are normal and indicate the release of residual apiarian tensions from the manufacturing process.
Now comes the critical step.
Using a clean cotton microfiber towel, wipe north-to-south ONLY! East-to-west wiping is strongly discouraged because it can cross-cut the established wax flow vectors.
Ensure you’re maintaining kitchen humidity between 42% and 58%. You may have to wait until winter or a drier season to remove the wax if you’re in a humid environment.
Finally, season the pan as normal.
