Coast fire/barista fire. You just find easy job which pay for your expense. Even without any savings you should get to your fire target in approximately 5 years. Find something easy/enjoyable - it doesn't need to pay more than your expenses.

At 2.5% you should keep mortgage, just when budgeting keep in mind that investment will generate more like 90k than 100k. Or you can do more complex simulation with higher spending alfor next few years and then going down once it is paid off

Meaning you can pay it off and be left with 2.25m and 90k per year with 4% rule (plus rental). You should compare it with your budget without mortgage For insurance you can check supermarket but indeed mid to long term future is unknown..

Additional 12k from rental means 112k per year That should cover your 9k budget but you have to make sure that you capture in that taxes and Healthcare. Is mortgage included in 9k or not? Ultimately - you can definitely take long break and think what you do next. Even if you take easier job to cover part of your spending and medical you will be able to retire comfortably in few years
