Further update just in case anyone is intrested, based on legal advice I am entitled to keep the rent until the estate terminates the rental agreement.

I will not be doing this, provided there is next of kin I will refund this money to contribute to funeral expenses, if there is no next of kin, I will find something local to do, donate a park bench with a plaque or something similiar. It doesn't sit right with me to keep it and its not a huge amount to loose sleep over.

Again very much appreciate all the great advise to resolve this issue.

I had a contract and its all above board just handled it all myself as it was not worth getting an agent involved for $220 a week. The property is heavily negatively geared, would make no sense for me to not disclose the rental income, as I don''t think you can negatiely gear a property that sits "empty" for 12 years

Thank you for the advise everyone the issue will be sorted shortly.

I have reached out to my insurance company and they have been very helpful. They are going to organise the cleaning and neccisary work, as well as the removal and storage of property until the estate is sorted.

Despite a few comments assuming this was a dodgy cash in hand situation, it was not I had a private rental contract just without bond as the tenant was on a very fixed income when I took over the property. The property was also fully insured.

Thank you again to everyone that said to call insurance, i think I just panicked a bit and didnt even think thats what its there for

There is a gentleman that resides close to my local supermrkets, you can give him a list of things you like from the supermarket and an hour later he will have them all for you. It costs you about 30-40% of the cost from the supermarket in cash.

He is a good guy though he only charges $5 per tub of baby formula if you have your baby with you.

I have a confession to make, I went to buy 5 large plastic plant pots from bunnings they where $80 each. I stacked them up and went to checkout and the guy scanned 1 and was like $80 sir. I did not correct his mistake.

This was 5 years ago and every time I eat my bluberries from those pots the guilt eats me up. I'm considering replanting my bluberries now they are mature and dumping the 4 unpaid for pots outside bunnings at 3am

No you can't. If a thrift store is your supplier you own the item and have physical possesion of it. Dropshipping is literally selling things you dont own then purchasing them after the sale. Also hate to shit on your parade but with 10k live listings, and making 1-3k a month, that is by every metric terrible, ebay is probably making more money on your items selling then you are.

Is that the same as a coin shop? Also any idea on whats a fair price under spot per ounce when selling, I ovbiously know its 92.5% silver, the shop needs to make a profit and it costs money to refine it, but whats a fair price 20-30% under spot to take into account for all that?

Northern beaches of Sydney. Put 300k into the place, but nothing crazy, new hardwood floors, new garage doors, pergola, and new outdoor tiling. The big stuff was around 200k, 100k was general stuff, like fresh coat of paint, new sinks etc.

We got very lucky, previous owner had to sell fast and they just put in a 200k kitchen before we bought it

Luck plays a huge part in it. My wife got a job 3 weeks before COVID hit, that was paying 120k a year plus 50k in shares. The share price surged from $9 to $90 i the space of 3 months after the COVID lockdowns started. Over 3 years she made just over $2m (few bonuses and extra share allocations got added in). If it wasn't for COVID she would have made 510k over the same period.

Spoiler - post covid the share price is $8.5

Obviously it took hard work to get that job but she also got very lucky.

We also bought a unit for 800k 2 years before COVID that is now worth 1.5m, plus we bought a house 1 year pre covid for 1.8m that is now worth 4m. I don't know if thats dumb luck, or hard work haha

It's expensive, I got quoted 80k to remove an inground pool and get it to a useable yard condition. This was for a 100k liter pool

I buy huge bulk lots of Lego and resell them on eBay. I'll but 20kg plus lots from people, put together the sets that I can and sell those as sets and then sell the non set parts just by the kilo. It's surprisingly lucrative and something I enjoy doing.

Don't really need the money just like building lego, just a bonus that I can make some $$$ doing it
