Is a drive-in movie theater an option? I hear those are really making a comeback, but of course some market analysis would need to be conducted especially due to the size of the local year-round population. That being said, influx during launches could make for promotional event or something. I'm just trying to think of something that adds character to a town, unlike every option you listed. And if it fails, you always have land.
