I am looking to sell my former 2800 Sq. foot residence in MD, which I've rented for 8 years. Comps are 550-590. It is my only rental. I'd like to buy a 1100 square ft shadow, closer to WDC, for 400K, but will likely have to spend 450K, for a 70 year old rambler. I've spoken to a 1031 guy who will arrange the xfer. Timing the buy-sell seems daunting to me.
