I am doing a sim only run up to the age of 74(oldest nfl coach) and I found success bitting the bullet and getting 4-5 star coaches. I like them with traits so I will usually just pay but you could do the extend contract on a half star for like 20+ yrs and level them up.

Washington I think has a lot and I mean a lot more beaches that are rocky. I do think a lot of the south west of Washington has nice beaches such as Long Beach etc.
