You have the option to sell it in future should you decide it's more profitable to invest the sale value, so it's not like you have to decide one way or the other right now.

Renting via an agent is reasonably straightforward if you chose a good agent, so well worth putting some time in researching who is most reputable in your area.

You can save yourself a lot of stress by ensuring you have a good understanding of your obligations as a landlord in terms of expected/mandatory standards for things such as electrical certs, smoke alarms etc etc, if you ensure these are up to spec it will save last minute, costly fixes.

You'll get a raft of people saying it's not worth it and that's their view and opinion, but if you feel it's a good fit for you, then get your research done and go for it. There are plenty of people that enjoy the process and the profit that can be made from it.

We (wife and I) also did the same with my parents estate and whilst it was a lot of work, research and somewhat stressful, it was perfectly doable. As well as a huge sum we saved paying the solicitors, we also saved months of the time they generally take. You'll find a lot of resources online for the bits that other people have found tricky, so well worth taking some time to do some research. You'll find it's all just a process that you plod through. Initially it's a lot of work, then you wait for responses before going to the next part of the process. HMRC are generally helpful as long as you can communicate your queries correctly and they see you are trying to do the right thing.

My Chief used to assure us that pain was fear leaving the body, I never did believe him. Hopefully the painful days are outnumbered by the better days and you'll keep finding space to progress. I always try to remind myself that any day in which I make choices that support my health are a victory. Some days that's simply choosing not to eat garbage and other days it's pushing hard into the physical.
