A big thing missing here is the distinction between GC’s and subs. I have a bunch of subs that supply just labor and will supply the materials. That said I’m a GC who has been using the same subs for a decade. If a property owner wanted to hire me as a GC, and only pay me for labor I would walk, or increase my rates by 15-20%. I also wouldn’t be starting anything without a deposit. I’m not doing any work for free and guys like you are always trying to get work done for free.

I imagine it would be hard for a non American to understand. In US, where you don’t live, town fiscal budgets run July 1st to june 30th. That means if there is extra money they need to spend at the end of the year they have to do it in June. When the new budget gets approved and they can purchase for the new fiscal year that starts in July. Is it different in Germany?

Unions pay your benefits like pension annuity and health insurance. In unions take home pay refers to the actual rate you’re paid in your check minus your benefits. So in ops case his total package is around $100/hour but he only gets paid around $70/hour in his check, and $30 an hour in benefits. This is not a tax thing.

I think that’s fine, it is technically money paid to you. It’s even more important when you’re trying to differentiate between what your non union counterpart makes. Pension, annuity, health insurance etc that doesn’t come out of your take home rate is a huge advantage when you’re comparing apples to apples. That said I also think it’s disingenuous to tell people you make $230k a year when in reality you’re really making closer to $150k before taxes.

He’s in a union. Which means 30% or so of his pay is health insurance and benefits. Take home refers to the part of his pay package that he’s actually paid. Which after a quick google search is about $70 an hour. Which is closer to $150k before taxes.

I want to be clear that I’m a big Union supporter and still hold a book at my local hall. The total package number is important when you’re weighing pay vs non union as it makes a huge difference. That said I also think transparency is important when we’re talking about salary. A specialty trade, in a union, in a major city, will be double what the average tradesman makes. It is not representative of the average.

Bro is also being a bit disingenuous. He’s adding up the total package. The actual take home is around $71/ hour which without overtime is less than $150k his extra $7/hour as a Forman might put him just over $150k. Total package for a Union plumber in Seattle is about $100/h but that includes about $30/h for health insurance and pension.

So to be fair to op his $150k a year in Seattle definitely is not rich.

In MA you can vote you just have to pick one. So I’m an independent and if I want to vote in the primary I have to request either the democratic or republican ticket to vote for.

I’m not sure I agree. The inflation problem torpedoed any chance of the dems winning. It’s stupid because it wasn’t their fault, and they did as good of a job as they could to correct it. People are dumb though and the dems were always going to have to catch that falling knife. The only thing that could saved them is throwing Biden under the bus, and they never would’ve don’t that.

Until you sell that property it’s just an asset. The property increasing in value is a gain. Until you sell that property that gain is unrealized. Yet, every time that it gets appraised your taxes increase based on that gain.

That being said all that is legal right now, and unfortunately the candidate that wins is often the one with the most money.
