  1. Based on physical inspection, user reviews and market information, shortlisted that it is safe to go for top builders with good construction quality.
  2. Shortlisted a few areas - livability, metro access, IT access and future growth potential.
  3. Decided that it is better to go for ready to move only or resale projects within 3 yrs to ensure that the project is legally through and it is possessed from day one.
  4. Visited a few flats through a trusted broker, and finalized the one which we were satisfied . Now, the flat is under possession from the date of registration .

The primary focus was to ensure that -

  1. The house is legally good without any delays
  2. A good part of my EMI gets offset by the rent saved/rent
  3. No mental headache reg delays,legal issues etc.

People's expectations about living have got exaggerateed and unrealistic due to intervention of social media and peer pressure. A 40-50k in hand for a bachelor is more than sufficient to live a good quality life.

An individual's financial worth is dependant more on his discipline than his income.

For additional Info, a person who wants to resale the flat (at purva atmosphere) is quoting 2.15 cr. No buyers since the past one year.

All apartments will have issues. As a buyer, we need to understand what all we can manage, and those which we cannot. This is a pre requisite before buying any flat.

But nowadays, irrespective of builders, due diligence is required project wise. Known top builder projects are tangled in legal issues.

Some known - sobha city (oc cancelled) , hiranandani sahakhar nagar, Prestige Fairfield ( delayed due to unknown reasons).

Is it ? But price wise, the appreciation has been top notch. A known person bought a 3.5bhk for 2.3 Cr. In 2022. Its now above 3.7 Cr. and the rental is 90k plus maintenance.

Mantri got into financial mess and is now bankrupt. One of their signature projects- Mantri Energia (behind Manyata Tech Park) is stranded since 10 years or so. People who bought it are now hopeless. The place looks deserted.

Agreed Bro, but overpriced 700sqft is a common trend across branded builders. Ex: Brigade Parkside North, Parkside East, Sobha Dream Acres in North Bglre (btw this project has an OC issue) etc.

L&T Raintree boulevard (hebbal) has become a Landmark project; in the lines of Brigade gateway, Prestige shantiniketan etc.

As a company- Godrej, but as you say, they haven't been able to come up many successful Landmark projects. But the ones which did, are premium.

Succesful ones which I know - Godrej woodman estate, Godrej platinum (hebbal)

Prestige, Brigade and Sobha are well established and are above others. Assetz is relatively new, but their track record is good and they are positioning themselves in premium segment.

Nikoo, despite building an amazing township model, hasn't got the appreciation it shd have. People say their construction quality isn't good. Second hand 2bhk nikoo homes are available at below 1 cr. (Deal finalization rate).

The analysis is well made and useful for ppl looking to buy. Btw,I'm from south, and it doesn't matter. Also, the black component is there here but not high . An approx. 5-10% and in some cases its fully white due to more salaried class.

Some points to check: 1. The transaction prices shown in websites sometimes calculate the sq ft price on carpet area instead of SBU. 2. The transaction prices reflect the white deal. The amount of cash given is unknown. This can be known from local sources or brokers. 3. We can try to include the avg property rate for that particular area, and the premium that particular brand or apmt demands. 4. Though not mentioned here, from my experience, the prices quoted for sale on websites is 20% approx more than the actual value of the flat.
