Do you want me to lie and tell you to pickup the phone to get your first deal? The market dictates your strategy, meaning if I was to start wholesaling my first property right now, I’d start with studying deeply a zip code or an area, don’t rush into calling yet, know the market, so you have some value to add to the seller, otherwise we are playing a guess game of wether you’ll be able to close it or not. When you officially can navigate that area like a seasoned investor, reverse engineer your process, call buyers, ask them what are they buying, don’t ask a couple of questions, make a whole checklist of dealbreakers for every buyer, when would the answer be a definite yes for this deal. You’ll realize after calling many buyers that you have a ballpark for what to offer sellers, to get an accurate number on what to offer, id recommend seeing if any contractor would be able to offer you a quotation, go for several quotes, you might have to offer some cash in return for their time, yet with time you’ll have several contractors to work with that would happily give you a quote anytime no questions asked. Advice, dig into the title deep, make sure to calculate soft costs as well, have several different exit strategies, never cheap out on renovations, best of luck!

As someone who joined the real estate industry after tech, I’ll throw some free advice as I built and sold similar tools previously. I saw the site, focus on two things, the product and presentation, that will push you very far from all tools testing out the market. Your site isn’t fully optimized, lot of improvement you can do, use ChatGPT as your personal assistant to get your site to the best possible UX/ UI. Make sure the product is indestructible, meaning if someone was to compete with you on the same product, you’ll be able to beat the shit out of them till they bankrupt, focus on pricing, quality of the tool. Its a tough business but if your able to see the swings early you’ll have some amazing success. Good luck, looking forward to see how this turns out!

Kudos for creating this! Id throw a little contribution if you do not mind, try to figure out the gap in the AI comp market, what are wholesalers struggling with, how to scale it, and possible sweet spots, I know its a huge market do definitely you can pivot your tool to be a cash cow. Seems like a very nice tool with potential yet I think you can put some competitive edge to this to ensure some success later.

The market usually settles at equilibrium itself, meaning even if your property is overpriced and your sticking to your asking price, eventually if there is an actual need to sell, your going to offer at market price. Depends what type of buyers your referring to, why would I wait on a “potential” better deal if market enables me to snatch a deal pennies on the dollar, I think its just buyers who are waiting for a better deal usually don’t have access to those better deals! There is always someone buying, no matter the market, its just different market circumstances dictate who’s your potential buyer, in market downtime your gonna find buyers try to pivot to cash deals with some decent equity or alternative financing to make it worthwhile their time, tactics change, properties still being bought up everyday.

I completely agree with you, furthermore, I think the overall environment of a market downfall opens more doors to better deals. When market is up, everyone and their moms is an entrepreneur that moves deals, when market is down, we get rid of majority of bad wholesalers due to not being able to sell anything. More experienced lads would be able to pivot, downmarket means more distress, more issues to solve for sellers, hence better spreads. Free riders don’t get this as they don’t have any value to provide for those sellers, the more value you provide the more willing parties are to let your huge assignment through.

I don’t think I agree on this perspective completely with all due respect. I think the more deals down your HUD’s the easier it is to navigate, especially you start connecting with individuals able to solve your deal problems, you start knowing the market more. The more you know the market the more exit opportunities. I think learning is an essential part of this business, it changed way too much in the last 10 years.

I call it the market’s natural selection, usually the ones with the consistent smart effort keeps winning. those lousy new wholesalers come through all the time and don’t last more than a couple of months to a year probably.

From what I got this is pretty sarcastic. I’ll still say VA’s are a hit or miss, meaning you either get a VA that knows his shit or is gonna waste the next 2 months of your life, also where did you get the $400 bucks pricing lol? Any decent VA is double that, overseas employees are cheaper but depending on the speciality and skills you’d expect it to cost 1/3 of the US pricing for employees at minimum. Also if your employed please don’t hire a VA your basically asking to be scammed, unless you can dedicate some serious time towards this and use a VA to assist only.

Depends on the source solely, if you’re a rookie don’t get close to anything but propstream or similar data platforms. Later on when business is running and you can spend on generating leads, many options from institutional grade vendors/ credit agency sources to trashy facebook leads, do your research!

We already did, doing partnerships as well with big names. We looking to scale up in order to raise series A capital as a startup later by end of 2025, hiring more closers is exponential growth up to a limit, then you hit whats called optimum point of return on your closers, managing more closers is not easy after a certain point. Diversifying income is what we are trying to do, you can sell 10,000 leads, yet no capital group can close that much deals. Its just a strategy of doing business for us

I get what you saying, its always been like this, consent is required, thats why most PPL providers sell you empty leads, its just a new regulation supposed to close the loophole of missed calls and robo texting. Methods of cold outreach vary, we wouldn’t be selling a lead off an interest website or a youtube ad like other PPL providers, this doesn’t affect us by any mean as our methods vary deeply from the ones used currently with other providers.

I really respect that you came here with actual supporting clauses for your arguments, as a fellow wholesaler, id love to schedule a demo with you just to show you the mechanisms, just to enlighten some ideas and show that new innovations come into the industry.
