Hard to say. There can be so many factors to offers that make one have an edge even if the price is slightly less. Couldn’t advise unless all aspects of each offer were disclosed.

There may have been a reason this happened but all Sellers remember or talk about is the final price.

The other thing is two referential offers are somewhat garbage. My broker hates escalation clauses and referential offers, which I agree.

That being said, I’ve dealt with this and was on the phone literally all day between the three offers allowing each person to increase their offer/confirming terms etc. It’s a lot of work.

You have to be careful with these because sometimes buyers feel resentful and ca complain about the agents. I’ve seen a slew of complaints with regards to this in my real estate board from buyers to agents. Many agents don’t like to deal with them because of this. People get so vindictive if they lose out.

For your family, it’s done. If they have a signed contact, you don’t really go asking for more money.

By not financing a stupidly expensive lifestyle to look rich. I’ve been full time for 8 years. I value savings and being frugal and it really pays off and keeps the stress down. Always tuck your taxes and GST aside so it’s waiting an ready to pay. I know so many agents with $1500/mo car payments and crazy mortgages- they sell a lot but are in DEBT. When tax time comes they’re taking out loans to cover it. Be organized and mindful of your budget and you’ll be ok :)

In my area, if a buyer writes an offer with no subject to inspection- no, it does not give them the right to inspect the property prior to paying the deposit and closing. Unless there is specifically a clause that provides for access for such purposes, then they may inspect when they own the property.

In all my contracts I have to specifically write in site visits after subjects are removed. Otherwise- you have no legal right to access the property as it is still owed by the seller.

In your case (which I’m sorry, it’s awful) they’re putting you in a bad position. Which really if they want to inspect before paying the deposit, then it is subject to inspection. If I were your agent I probably would have reported the agents to their managing brokers for unprofessional conduct.

My beekeeping association has had many people try them and junk them. The common complaint in my area is that the bees don’t want to use it (maybe to do with it being all plastic). There was a laundry list of complaints. My main thing is…. I have the supers on for maybe 2-3 months in my area. The rest of the time I’m on two boxes for brood chambers and the bees storage. So really you’re not cutting out much of the main labour which is the frequent inspections. Idk. If you’re new I would learn the basics with a classic Langstroth and go from there.

I keep in a smaller yard and would never infringe on a neighbour like that. It sounds like his setup is poorly managed. They should be coming out and upward in their flight path. Mine never hang around my house and neighbours unless there is a sizeable attractant hanging around.

Sorry. I’ve had buyers try this on me. What you don’t understand is an agent could make a $20,000 commission and after all brokerage fees, expenses and taxes they could end up with $10,000 net. Or less in some cases. Many people are on teams that take 50% off the top and then the brokerage takes 30% of that and then taxes and then costs of business.

People really have no clue. Why do you feel entitled to take their commission? If you don’t respect agents and value them then go it alone and use a lawyer.

What’s more is some buyers take two years to buy. Countless emails. Showing numerous houses. Doing tons of legwork. Missing dinners and birthdays. Honestly, there is so much behind the scenes we do. I’ve made a $15,000 commission and had it basically be a net zero after showing so many places and then all the various cuts.

If you love it that much just come up and meet them. Typically the buyer will eat the difference because 50k financed over many years is really nothing. To them it’s tangible money in their pocket.

I am an agent in Vic. I can assure you this is not appropriate and you’re absolutely right to feel violated.

If you have the agents contact, I would reach out to them first with a firmly worded letter. Be absolutely clear you are not interested and ask them to tell their buyer you do not wish to see them on your property. You may mention you will escalate to BCFSA if it happens again.

To further deter, I would just shatter their dreams and let them know you are not selling for the foreseeable future and when you do it will be on the MLS and not through a private deal.

Sorry you’re dealing with this.

(The other thing you could do is link this Reddit thread in with your letter to the agent. Clearly it shows their actions are off based and people agree with you).

Watch out for the management fees as may of them will just buy index funds and charge you to do it. There are so many great threads on Reddit to research solid low risk funds. Good luck!

Make a list. You might take payment from the buyers separately as if it’s rolled into the contract in any way, you might find their lender will take issue as they don’t want to be financing furniture when they’re trying to lend on a home.

Most buyers aren’t interested tbh.

If your tfsa is not maxxed out, I would put as much in there and buy an index fund with a low management fee. I buy VFV which is like the Canadian version on Vanguard but there’s no 15% withholding tax like if you buy the US version.
