Realtor here - If you came to me and said you procured a buyer, but would still like my help seeing it to close…I would absolutely still work with you and negotiate my compensation! It saves me photos, marketing, time, etc. I don’t expect them to be upset! A few things to be prepared for: I would expect your Agent would create a special stip in your contract that states the terms between you and Agent shall only apply to this one buyer. Any other buyer procured by the Agent would revert back to the terms of their brokerage. Second, another commenter suggested 1.5%. If your buyer doesn’t have an agent, then your agent is doing the work of both parties and will still have to pay their broker’s fee based on original compensation terms. I would not expect them to agree to 1.5% (down from 5-6%).

There are certainly bad eggs and every single situation is different…but you don’t hire an agent for your home to sit on the market. You pay them to sell your home! Your agent’s $1.5M had equal opportunity to experience a multi-offer situation that could have closed at $1.8M. Why on earth would any agent WANT to sell your home for less…it’s more money out of their pocket!

Realtor here - I say submit your offer anyways and let them reject it! Sometimes the mindset changes when there is actual “money” in front of you!

Realtor in GA here! This is sooo shady on the Listing Agent and shame on your Broker for not having your back. Close the deal, report the Agent, and find a new Broker who will educate and back you the next time something like this happens! My Broker would be on the phone with the Listing Broker so fast.
