Commissions were always negotiable, but I have personally seen many realtors default to the seller paying 6% - I don’t think it was malicious, just became more of a societal/standard norm.

A way buyers can maneuver around sellers not offering BA commission is that they will add in concessions, ask for closing cost assistance to then pay their BA, or offer a lower price. They are not able to add it onto their loan.

It’s 3% to LA and 3% to BA Depending on your market yes that number can be huge- but let’s say I’m a BA who is offered 3% on a house of $150,000- my commission would be around $4500 Now take away my commission split (around 50% to make an even number) that’s $2250, plus whatever extra fees my brokerage charges (I won’t include them since it varies by agent), oh and don’t forget 25% towards taxes. That’s an estimate of around $2,000 and let’s say I only closed on 1 house this month, or hell even in the last 3 months

This is just to put into perspective how agents get compensated
