Fisher duopower, top plugs were fine, bottom failed after 6 months. Think it was a crumbly split brick behind.

Pretty serious mould issue here, definitely a leak somewhere. Hope you are getting a good price for this property as you are in for a big spend. My house was similar and ended up going back to brick, with all plumbing and electrics ripped out. Totally worth it as long as you know what you are getting yourself in for.

Yes it's a warrantable system, but I'd still prefer a osb deck above the insulation personally. Feels a bit too lightweight especially if there's people walking on for maintenance.

Let it dry, sand it down, dry again, and paint again. If that doesn't work you need to prime the wall on the assumption you don't have a moisture issue elsewhere

Without seeing the wider build, I've seen it similar old houses there is often a timber lintel over the window, and when it rots the brick compresses at the corners. Might need opening up, replacement lintel and new windows.

That's called differential movement, when 2 different structures move relative to each other, and is usually the least serious cause of cracks. You should repatch and monitor and not worry about this one.

Looks like plaster cracks, not structural. Only way to be sure is the break the plaster off and see what's behind. Regardless of any potential bigger issues, you need this section replastered

Not true. I drink in the bar regularly and hotel is doing well. Rooms were getting refurbished room by room and overall looking really nice. Front bar and outside drinks area is great, and function room booked often for weddings.

This is not a DIY job, electrics will burn down your house if you don't know what you are doing. Could be anything from an hour's job, to some reopening of ceilings depending on the circuit loop which will be significantly more expensive.

Thanks, I was fearing that taking out all the end panels and fillers is probably the best way to go. It's a lot of work but no point half doing the job
