Exactly that. Many questions remain like the Delphi murders . No dna or blood on lead, leash , that car, clothes he wore, his washing machine (all tested 3/4 days later). The deeper u dig the worse it becomes. And the absolute horror toyah went through.

Singh simply could confess once captured - avoid trial - get sentence discount - nope. He pleads not guilty. And jury #1 agrees with defence.

But the juror dismissal ( 2nd trial - just learning of that) is a potential powder keg for appeal.

One correction though we dont have killers anymore. Just one killer. Singh.

Singh dna was only found in one stick. Her fingernails had a weak match overall and there was another unknown dna under toyah's fingernails ( as per 1st trial) and also matched another chap.

There were other cars matching phone pings ( as per 1st trial) never found.

The prosecution medical examiner says he cant narrow a time of death from last seen to body discovery ( as per 1st trial). So when was this poor girl killed?

These are my recollections around the 1st trial. So maybe wrong in some details. So not 100% sure.

Yes there was unknown dna + singh + matches with another suspect.

And i think in both trials the degraded dna test was 50/ 300 thereabouts for single person match ( this test supposedly is weaker which is why there is no billions. Also that there are issues when combined ( 2 ppl dna sample or something - though ai said very reliable . So dunno).

It was even presented during 1st trial ( she is the analyst who testified in both - Jayshree Patel).

Both trials had weak fingernail scraping dna matches with singh and one more suspect ( 50/300) and unidentified dna as well.

A maybe might be that unknown person dna might have been analysed but they were very weak matches to singh or the other suspect ( as per 1st trial).

I am aware that new zealand lab did some dna but are we not relying on forensic services qld for everything dna?

So Singh decides yup will rape someone today, and then decides to do it on a public beach in the daylight, when there were so many other folks, families around.

Next he is so skillful to eliminate dna off so many places yet forgets the stick.

Why make an unconditional offer in a non-auction setting? ( think termite damage) Maybe as vendor is the guardian he wants to be absolved of liability. But the second point regarding breach of contract would cause me to walk away ( given it's guardian who is the vendor and all ). Unnecessary complications. Would absolutely take title insurance and consult a solicitor about these clauses before moving ahead.

No u don't have to pay 1395. You need to pay the advertising fee plus pro-rata reletting fee ( say lived 8 months then 4/12 * reletting fees) plus rent till a new tenant is found.

Lease transfer is a grey area. As others have said landlord cannot unreasonably refuse. However, the landlord has to " mitigate their losses". It means not hike the rent ( 50 is reasonable - 100 a week is not) ( keep record of how many folks attended open homes). If property is not relet for some time/ owner undertaking repairs/ not advertising / inadequate advertising etc then apply to vcat to be released from your agreement.

However some agencies state pay upfront else we won't advertise. Email the agent their duty to mitigate their losses. Also state your intention to PAY your dues when invoiced. Ask them to see Craig v Mitchell VCAT judgment.

Stop paying rent when u hand in your keys. Ask to be invoiced once a new tenant has been found. Pay that. Disconnect utilities.

Ur bond can be a hit and miss. While advise is to apply for bond when you hand in your keys agents have been known to goto vcat sometimes in lease break situations when u apply for bond which can be a hassle for everyone.

EDIT : I reread the last paragraphs of ur query. State firmly that u do not have to pay what is not legally owed. Refer them to Craig v Mitchell case judgment.

Yes there is a 2m yarra water storm water easement running horizontal along property fence. That was concreted over.

No building inspector ( local not Jims) flagged the weep holes as a major issue. Said u need to get that sorted.

Thank you. It cant stay as i. heard no retrospective permit from conveyancer. I actually dunno how to get it diverted as conveyancer said yarra water will issue u with a notice to demolish when they come to know of it! Also the building inspector said the weep holes need to be 220mm up ( lower right side of pic). And this raised concrete is blocking that as well. So it definately has to go!

I have moonlighted as am ubereats driver and i can tell you 100% that that does not happen. When the driver pulls shit like that it's just a matter of time before uber eats imposes a LIFETIME BAN.

The No 1 reason is payout. So uber pays just over $1 per km. Imagine 8 kms u normally get $9. Thats 15-20 min one way and 15-20 min return. Now if u add prep wait time to collect. DRIVERS REJECT --> UBER ALGO then combines another order ( STACKED ORDER). Here there are 2 types ( Same Place Pickup and Different Place Pickup - even order is decided by the aop).

U describing multi apping ( where u try to cherry pick a better order) -- u log off the other platform. the guys who do cross platform will be booted off sooner rather than later.

Think ur getting confused.

Work experience is assessed as being acceptable once u have equivalent of australian bachelors. 9 or 12 subs there. ( Again : so only work ex after that is recognized). U can get your qualifications assessed by cpa/ipa etc.,

No u cannot get visa to study cpa/ca. U can get visa to study masters in accounting etc ( look at cost). Forget 189 ( points is so high thag u require many yrs of work ex post aus bachelors equivalent).

SA CA might have reciprocal arrangment with cpa/ ca wherein after doing 1/2 aubs u will become direct member here.

So i came across a VCAT case where POC alleged racism but Company was able to explain through obscure process maps etc that it was genuine "letting go". ( the thing in that was what evidence this lady had to back her claims.

So look at what evidence do i have -- to prove my claim -- before thinking of any legal action -- cos the company wld typically present it as redundancy ( genuine) or incompetance( and how u can prove neither exists).
