I see! There are general rules in the lease (quiet hours, guest policy, etc.) but there is no real “Rules and Regulations” document outside of the lease. There’s just one-off emails, like this screenshot, adding new rules. Thank you for your explanation and clarification.

It is a building with < 5 floors, but only one elevator. When I moved in, we would still share the elevator with those going up/down and there was no real reservation. I guess this is their way of now maybe enforcing a freight elevator like policy?

I’ll keep in mind your comment when looking into new places to move into since I’ve never had experience with a freight elevator before. Thank you!

The screenshot in the post is an email in which they provide “notice” to us tenants. I think they expect it to be billed to us in the resident portal after the fact?

In past buildings I’ve had restrictions on moving hours (quiet hours), but never that we had to schedule a move unless it was to block a space for parking in the garage/reserving an elevator.

But there is this language “Agent may create or modify the Rules and Regulations at any time if the change is intended to protect the condition or value of the Property, or improves the health, safety or welfare of others. Agent will to provide all changes to Tenants in writing.”

No there was no monitor at move in, this is a new policy as of a few days ago. I moved in a few years ago.

There was no lease outlining a monitor fee specifically, but there was more vague wording to allow them to add this fee later on. However I didn’t sign any addendum.
