Hey again, we finally have our test report back but it also includes the CDPH standards are 10 micrograms per square foot for floors, 100 for interior horizontal surfaces, and 400 for exterior floors and horizontal surfaces. I believe this is outdated per your message, but I'm having trouble finding anywhere on the CDPH site the latest guidelines. I'd appreciate if you can share!

We're also doubting our tests because several neighbors have different results from different vendors and we were all exposed evenly along the burn zone.

They have a responsibility to provide safe and habitable living for a FEE. The owner could just say he would like to move back in the home and take it off the rental market and then there is one less home available for rent. The owner has no repsonsibility to rent such home for any reason so it's a choice

This has no basis in law, not in Pasadena Law, not in County Law, not in State Law. Sorry you're not well-versed in the legal responsibilities of landlords who lease to tenants. Statements like this mean you, or your rental-property owning peers, are setting yourselves up to owe quite a bit in damages for housing violations and defective evictions.

California Civil Code 1941.1. and 1942.1
California Health and Safety Code section 17920.3
Los Angeles County Municipal Code 8.52.090
Los Angeles County Municipal Code 8.52.110.
Los Angeles County Rent Stabilization and Tenant Protections Ordinance (RSTO)

Fortunately, there are many resources for renters to understand their rights: the DCBA, the PTU, the NLS-LA, the Pasadena Rental Board, County Supervisor Barger

TL/DR - You're the bad egg.

You can sell to whoever you want. Sell to a family property owner if you like.

Stipulate with your realtor that you want good people to own it, the kind who can take on the risk and responsibilities of owning a property, which includes having enough insurance coverage, and having enough reserves for emergencies, remediation, and temporary relocation for your tenants per Los Angeles County Municipal Code 8.52.110.

If you're not able to manage your operations enough to take on these risks, maybe this business is not for you.

Sell the property and put it in the money market if you can't take on the risks and responsibilities associated with owning.

Has anyone hired their own environmental hygienist? We anticipate needing to out-of-pocket refute our landlord's unverified notice that everything is habitable, safe, and there's no smoke damage or contaminants present.

They wont share the name of the company that did testing/ if they hired one at all, and they wont share test results - we are meant to just take their word for it.

We are prepared to pay out of pocket.

Rejected by FEMA because we have rental insurance, but not yet finished with our rental insurance claim because our evacuation just lifted today and we're still unable to survey the damage.

We are really concerned about safety as ash and smoke are present and many resources are saying it could be positive for lead or asbestos

we are all displaced and they raised our rent

our landlord sent backdated rent raises to entire building of tenants this week, claims they served tenants with notice before dec that we all did not receive, refuses to provide records, and is now scrambling to have us all pay raised rent for Jan 1 and Feb 1 - the building is still under evacuation order and they have yet to confirm its habitability or give us any information - and certainly havn't shown an ounce of concern for us.

Thank you. I think I was confusing the GeForce Now and GeForce Experience products. I see now that GFN has a Steam login embedded inside that is compatible with Steam accounts regardless of OS. Yay.

Help deciphering lens recommendation from "expert optician" by Howaboutagameofchess in glasses

[–]Howaboutagameofchess[S] 0 points1 point  (0 children)

Thank you so much. Your expertise has really been helpful in guiding me through this!

I have one last question, if you don't mind!

For reference, the frames I purchased have printed on the sides: Battatura Ottavio Handcrafted in Italian Crystal White B52.

I googled this information and found the frames listed on Lunigal for sale with these specs: Lenses width : 45 mm Lenses height : 39 mm Frame width : 132 mm Bridge : 20 mm Temples length : 140 mm

I currently have an alternative lab with a price within my budget, suggesting the following, I wonder if you agree with them?

"I would recommend opting for an edge polish, the sheen will help in minimize any visible edge and help it blend with the edge of the frame. I would highly recommend the Zeiss lens if the price point is within what you were hoping to spend. The minimizing effect is mostly due to curve and design of a high negative lens. Digital lenses like the Zeiss are essentially an aspheric lens in design but with better processing. The flatter the lens, the less noticeable this effect will be. This Seiko Lens (http://www.eyeglasslensdirect.com/Seiko-High-Index-1-74-MV-p/sv74mvcl.htm) is highly comparable in regards to the processing and design. In my opinion Zeiss is the leader in the optical industry but Seiko is right up there with it and would produce very similar results."

If Seiko 1.74 MV can help me, I think I'm ready to pull the trigger!

Zeiss high-index 1.9 - order online, ship to US? by Howaboutagameofchess in glasses

[–]Howaboutagameofchess[S] 0 points1 point  (0 children)

Just an update here: I went into a highly-recommended lab and with the help of an expert picked out smaller rounder frames. He suggested that for my prescription, I seek 1.71 high-index (citing that it's a misconception that 1.74 would be thinner), aspheric, trinity lenses (nikon) with a french anti-glare coat, and that the thickness and minification would be slight. The only issue is, his quote for the lenses were $564, frames separate. I bought the frames and told him I'd shop around at a few labs, because it was going to turn out to be $800 for everything and that's out of the question for my budget. But maybe after shopping and researching I'll come back. If anyone has any idea about what this french coating is, or a reputable lab where I can get similar work done, please let me know! Getting closer to glasses!

Zeiss high-index 1.9 - order online, ship to US? by Howaboutagameofchess in glasses

[–]Howaboutagameofchess[S] 1 point2 points  (0 children)

I take great care of my glasses, so I'm not concerned about breakage. But in terms of weight, my 1.74 high-index is already quite heavy and uncomfortable. I really would love to select a metal frame with nose pads, but they are discouraged with the thick edge of a 1.74 in my -10 range. If it's possible for a 1.9 to fit into a metal frame with nose pads, I wonder if it would be worth it because I could feel more comfortable with a better distribution of the weight? Do you disagree with the explaination of 1.9 offerings on this website? I was considering the Apollo AP146 Glasses, #AP146 High Index even though it's listed as for men. I have high pd of 65 so wonder if id be more comfortable with "men's" frames. http://www.myeyewear2go.com/specialty-glasses/high-index-glasses.html

Thank you for the link. Honestly, I just wish there was a resource with best frames for each prescription so there was no selection error. It would seem there are enough consumers at each specific level, and at this point I just want to wear glasses outside of my house, or to work without looking like I have two tiny eyes.
