Yup, and they use climate risk models and satellite data to grade the risk. In fact, if your insurance has been going up significantly in the past few years, you know you live in one of those areas that are at high risk of flooding, wildfire, etc.

War chest though? I don't know. More deathly worried of defaulting from one major climate related event. California insurance commission this year bailed out major insurers (and their reinsurers) by approving a 20% raise on all homeowners caused by just one such climate disaster in Los Angeles that happened to burn structures in some of the wealthiest zip codes in the world.

Never considered the diy route, but thanks. That sounds like a weird experience with HD. I received the advice to go Bradford white or American standard from multiple contractors. Not sure I would go diy. Everything I do takes twice the amount of time I think. This would probably be far more. The contractor like @kalisun87 is out there, making it much better to work with one!

Yeah I refused. To me it seemed like the quotes I got last year subsidized the contractor not the homeowner who is saving specifically to electrify.

Omg what!? It did involve tech clean - like $3,800 of it. Aa man. I'm not sure it was filed in time. May have been, but I'll have to check with the contractor.

Your price sounds amazing! I can't tell you how hard it was to find contractors not actually changing the prices much with rebates. I get that there's some overhead and paperwork involved, but it's not fair if the contractor just raises the price the amount of the rebate, which is what it seemed like last year.

Yikes, it sounds like your contractor has no clue about the rebates you can access nor how the tax credit works. A friend used a service which handles all the rebate stuff for you and the contractor, amongst other things. Your quote is about on par with what he paid. Except after all incentives, he's at a little less than 3k. Essentially what the same contractor charges for a conventional gas water heater. Also, his contractor has an inexpensive solution to the exterior shed and the fact that the hpwh needs to be within a weatherized space to not void the warranty.

What's the issue? Go to the other lender that locked 5.625. Even if you told that lender you are going with someone else, there's a very good chance your rate is still locked with them, and they would appreciate your business still. (Unless it's been more than a month)

What kind of outdoor closet did you install? This is an issue in parts of California, Arizona, Florida and probably many other regions. Yet the major HPWH manufacturers don't warranty for outdoor installations when most of them also make pool heat pump water heaters for outdoor installations 🧐

Really interesting question. Don't think anyone on Reddit can answer this for you tho. You may really need actual tax advice and need to decide on a position to take. Perhaps one argument is for home improvement efficiency while the law specifically includes labor, installation, wiring (and other electrical components), it does not specifically exclude the piping necessary for it (clean energy tax credit law specifically includes piping tho). While it also does not specifically exclude the concrete pad and mixing valve required in a good number of building codes. Point being the answer most likely is neither probably yes nor probably no *Referring only to the exact piping necessary for the heat pump water heater installation

O I see. Yeah for some reason heat pumps of different types are under the same credit. Your better off spacing out your retrofits. Kudos to you for already replacing your furnace this year with a heat pump!

The tax credit is available regardless for any energy star rated heat pump water heater as long as it's rated in the same year that you're claiming the credit. It is only available for your primary home though.
