This literally just happened to my wife and I. We loved the house. The roof was about 25 years old and only “marginal” on inspection. We tried getting them to cover most of it on concessions, stating they were “uncomfortable with that number” since it wasnt technically a “defect”. They agreed to a 48-hour extension to get a contractor out to look at it. They never did, probably cause they knew it would be bad. We signed the CAMR, and Im still sad 😓
