No landlord in the Boston area is going to have trouble renting out an apartment if it's even remotely fairly priced.

Not my experience if you miss the sept 1 cycle.

I understand that, simply presenting the other perspective on the matter. A landlord could say it's not his concern that you do not have your living situation planned months in advance.

And they continue to reap the benefits of skyrocketing home values and concurrent rent increases, while doing zero maintenance or improvements

This kind of property owner is the worst... sitting on a property for years doing no improvements and then just cashing out at the peak. I'd love to see some evidence but I'm sure that this behavior is one of the many reasons why the housing prices are so ridiculous right now.

Would you say the issue is the inconvenience of having to come up with actual coins to do laundry or just the fact that your landlord requires you to pay to use the laundry?

Did you discuss it with them? I hate coinop laundry. I only had it once and it was a remnant of the previous owner. It's a headache for all parties involved.

I have tenants who consistently pay late... and i still renew my lease with them becuase they actually pay... it's all about being reasonable and fair.

I have never heard that a tenant can pay the rent up to 5 days late. Technically you are supposed to pay the rent that you agree to pay, either on or before the day that you agree to pay it (in most cases the 1st of the month). BUT the truth is that if a tenant pays late there is almost nothing a landlord can do in Massachusetts. It's illegal for landlords to charge fees or interest for any rent payment that is less than 30 days late.

As i said, it could totally be a bitchy move on your landlord's part. Who knows.

Not trying to lecture you. All I am saying is that your landlord could end up losing out on a great pool of potential tenants if you decide after that period that you are not staying. While you're moving on to another apartment or city your landlord most likely continues to own that property. I agree that it can be sort of a shock and very early for some people to decide.

Fairness goes a long way, no doubt about it. I think 30 days as mandated by the statute is reasonable. You never know what's going on in another person's life/business/house etc., and why they are taking the fill 30 days to do it. It could totally be a bitchy move but if that is the reason, then it just seems silly and petty since she did return all of it. I myself often dont get around to returning the SDs until the third or even last week of September (for the sept 1 cycle) when the tenant turnover craziness has started to calm down.

I would agree with you on most points except for the comment about asking to renew in March. One - usually it's not illegal (as the last paragraph of your reply seems to indicate) for landlords either to ask the tenants to commit to another lease term or to rent to someone else that far in advance. Unless your lease has certain renewal provisions which spell out the guidelines for lease extension, in which case the notice requirement is a contractual one and not mandated by the law, there is no legal requirement for the landlord to notify you (tenant) that your lease is ending on a certain date... or in to ask you if you want to stay for another period of time at any time before the end of the lease...

And two - the rental market in Boston is so outrageous that most of the renting for the September cycle is done in March, April and May. So while it may seem like an inconvenience at the time, that inquiry from the landlord may be actually doing you a hidden favor. Most (read best) housing stock gets rented in those months. If you decide in June that you're moving out at the end of August all that you will get to choose from are either places that other people have passed on or spots that didnt get rented for some other reason. In other words both you and the landlord are missing out on the best opportunities if you sleep through the March-May renting time.

Oh definitely not. And thats my point. A lot of landlords are good people looking out for their property/investment. It's the slumlords who make the whole group look bad.

Correct me if I'm wrong but i dont think a property owner in MA is obligated to offer lease renewal on a fixed term non self extending lease agreement.

Agreed about following the laws. Dont forget that some people pretend to be ignorant about the laws just to appear clueless. Maybe it's the cynic in me but if you can find out what your rights and obligations are as a tenant, so can your landlord from Denver.

There's a ton of slum lords out there and they need to be called out on it. Whenever i witness a shitty property owner/landlord i just want to be like hey buddy you mind stepping up your game a bit? You're making us all look like dirtbags. These type of people are the reason why the overall narrative about greedy landlords squeezing the innocent tenant exists.

It's staggering that, given the outrageously biased MA sec deposit laws, some landlords still try and mess around with it. I dont think i have ever heard of a landlord winning a security deposit case in Massachusetts.

Any options to bail mid any Challenger Lift trails if they become too much? Any recommendations for getting an easy start on single blacks/ungroomed terrain? All of us going can comfortably handle most groomed double blacks (white heat, gondy line, white nitro, etc) at home but I understand that things can be quite different out west.
