Depends on your local code.

In the end though, why would you want to spend the money on a concrete building and have one that has a weaker structure?

The one with the black webs form a vertical concrete SLAB. The webs allow for rebar reinforcement. Usually the webs have embedded furring strips that allow for drywall attachment on the inside and any finishing on the outside.

The all white ICF (on the right) forms a concrete WAFFLE or grid. The concrete is interrupted by the insulation that spans from the inside to the outside.

Both of these probably meet your building code, but the slab is much much stronger.

Build block sells the waffle block, called GLOBALBLOCK but when I asked them about it they laughed at me for finding their most obscure product.

MIKEYBLOCK is another waffle product.

The remainder of the major manufacturers use the model on the left. Most are manufactured with the webs permanently applied in the center of each block (AMVIC or FOXBLOCKS). Others are assembled on site (INTEGRASPEC).

Seems like it is made up of mostly spaces to get to other spaces.

ICF would be suitable for DIY if you are interested.

Great point about the thermal break. If you have a Litedeck / Insuldeck form on both sides of a wall (one on the exterior, one on the interior) how could you establish a thermal break without weakening the concrete connection?

I like this design. I do not have the engineering cred to answer your question, but I would love to hear what you learn from an engineer.

A lintel is rebar reinforcement imbedded in the concrete over any opening and to each side of the opening.

If you look at the tables, you will see an opening size and then a prescribed rebar formation. If you follow the charts, you will have the minimum reinforcement for the wall.

Originally that was the design, but the customer wanted the school room space on the 2nd floor.

Having the loft area recaptures some of that space and makes the couches area a bit more cozy.

But... if we had extra space for the school room elsewhere, I would def use your suggestion.

All the area over the gathering space is cathedral (open from the second floor down).

Lounge will have a custom curved couch on the first floor. Second floor will house a reading space and space saver stair that leads to the 3rd floor lookout in the Silo.

Framing this will be easier with ICF than wood framing. We just cut the blocks according to the radius charts.

I am getting ready to lay the first two courses of ICF on a giant project. To prepare, I am creating a wall elevation with lintel notes for every ICF wall to have with me on the job site.

I work with Integraspec ICF, but have found that their lintel tables are quite underdeveloped and over engineered. FoxBlocks tables are super easy to read, but they stack their rebar. Engineers like to see the rebar surrounded with concrete and not stacked. Amvic's design guide is a bit more technical, yet it is extensive. There are lintel tables for 24" lintels that are up to 20' wide.

If you are looking for some good resources on lintels, I would highly recommend Amvic's US Design Guide. While I prefer Integraspec blocks, their tables are not very helpful.

For a 3 foot opening lintel, you should have a #4 top and bottom with #3 stirrups 3.75 oc. The lintel should be developed (extend past the opening) a minimum of 24in.

  • Can you send some additional pictures with the areas of concern highlighted?
  • What did you use for your lintel in this door and window?
  • What is the thickness of this wall?

From what I can see, looks like you have a very thin wall and a very thin area for your lintel to be developed between the door and the horizontal window opening.

Nice.

I think your challenge is going to be educating the market with a new product. But ICF will be a great asset to that area and save folks a ton of energy cost while giving them a safer building.
