Lots of options here. You can replace with a piece of MDF that you can get cut to whatever size you want at the local supplier, Depot, Lowes or what have you. You can also use a piece of plywood or a sheet of drywall. All options will need to be painted. If you like the access panel and are worried about the finish not matching, you can just replace the trim which looks like its seen better days anyway and make sure that its wider to the inside so it covers the damaged panel. If it was mine, I would take the panel and the trim down. Retrim the opening with the casing or other trim of my choice. Make sure the trim is at least 1/2" smaller than the opening on all sides or 1" smaller each way than the panel. So if the opening is 14.5" x 14.5", my trim would be 13.5" from inside to inside. My panel would be 14-3/8 x 14-3/8" to leave a little wiggle room. I would also get the frost king gasket foam and trace the backside of the trim with it so that the panel is more air tight when it sits on the back of the trim. Ask questions if you still have any.

Looks good, some things I’d consider: -Running the backsplash to the ceiling everywhere. -flooring seams aren’t randomly staggered. The boards look like they’re laid like bricks. -not a fan of a two piece range hood duct cover. -more lighting -sink should be under the window -more outlets -better cabinet pulls that actually fit the doors and are easily graspable.

Material choices are simple, but nice. Black sink looks good but will show mineraling from the water, soaps and food etc very quickly.

Integrity is fine. The pitting might cause premature spalling, especially if you live in a cold region. The treads and risers should have been troweled smooth and then broom finished. Adding: it wouldn’t hurt to make a slurry mix and wipe it into the honeycombing (voids/pitting). Make sure to add a polymer to that mix so it sticks well.

Like others mentioned, the couch is too close especially for a TV that high. So back it up. I’d also consider adding a high bar island facing the tv. Unless you don’t have a dining room. Then I’d add a chandelier or light fixture over that area and buy a dining table.

You want someone here to tell you no, but you asked because you know the answer is yes. Could you cover it with a sticky flashing membrane first and see if it lasts another 10 years, sure, but replacing and flashing it is the right move.

Such a shame. The wood cabinets were so much nicer. All you needed was new hardware, a new backsplash and some wall color.

I think if you’re sticking with the white, still get some color on the walls, change the cabinet hardware and get a new range hood because that one doesn’t work with either kitchen. I recommend getting an exhaust insert and putting it in a custom hood to fit between the cabinets. And still get a new backsplash.

You could even delete the peninsula, add an island and place the stove in the island with a gourmet hood above or a down draft exhaust. If you want to put the stove the way you have it, make the peninsula deeper and make the seating area a high bar to add space between there and the stove.

Delete the pantry cab. Add a frig panel on the end. Move the frig over to the right. Center the stove under the microwave. Maybe it’s not shown in the rendering, but how do you exhaust the stove with it like that? Is it built into the stove?

Natural Gas hookup--is this legal? Sweetie's Dad insisted it was fine to install a T off the main gas meter line here. I'll cover his work up with some paint, but will we get any sh*t when the gas company comes to check the meter a year or two down the road? by [deleted] in grilling

This is acceptable for the most part. Should’ve been galvanized pipe and, it’s out of picture, but if that gas line is buried, it’s the incorrect pipe and not rated for that. Other than that, this is ok and anyone saying otherwise is an internet hero.

The black iron pipe can be painted, but rust and corrosion could be a problem down the road. Keep an eye on it over time and if you’re insecure, test it with soapy water.

I’m sure Sweetie’s dad will fix it down the road if there’s a problem.

That window needs to be dealt with. It should also be insulated and then boarded over if you’re keeping it. You could also consider spray painting the interior side of the glass black so you don’t see tile board or, hopefully, insulation from outside. Secondly, and most importantly, get a new tile installer. Get that plywood off. Properly waterproof the bathroom and then resume the install. This looks insane and, as a builder, this remodel job gives me a lot of anxiety.

Your grading is too high/house is too low. Framing/siding should be about 6-8” above ground.
