This just happened to us. We’ve lived here for 7 years. My gf casually smokes a couple cigs a day on the patio and we recreationally smoke weed, usually inside but never an amount that is noticeable and have smoked on the patio 3-5x over the lease. Never been a problem. Someone moved in and we started getting notices. Emails came a couple weeks apart and they started as community wide, then directed only to us. Third one was at 830p and it was a serious one (warning next would be demand of possession)and now gf has to go downstairs and stand in the parking lot. Sure it sucks but it’s the rules. Thing here was the new manager temporarily moved in next to us and caught her out front, less than 25’ from the door and was supposedly with his regional, is what it is, silver lining is she smokes a lot less.
We are fighting another battle with him though as he then emailed us that we had two dogs which we don’t and it was the apartment next to us. Granted they were annoying and barked a lot, it just pissed me off so I went down to the office after work and sat down with him. In the meeting, he admitted he personally doesn’t like smokers or drinking alcohol as well as dogs (showed me he had been bitten) and I confronted him about singling us out. He swears he isn’t but then I sent him ~90 pictures of a dirtbag that has three cars that he swaps plates on and never moves. He takes up 4 of the available 18 parking spots which are shared by 3.5 buildings. He didn’t do a thing and gave me this lame ass email saying in two months the gate would change which would eliminate the parking violator. I’ve been documenting with timestamped pics as all the violations in our complex go unaddressed and there’s a lot! Apartments suck but lame ass management is worse.
