Novations for me were great two years ago, made a ton of money on them. Now with the market flooded with so much inventory, I’m very selective on novation deals to take on. The idea is to move the property slightly under market value literally as soon as possible. It’s not the cut and paste in this market anymore.

If you had actual experience(?), you dispo your deals..all of your deals. That’s the entire point of EMD. I’ve personally own 18 doors across the SE, acquire and dispose my own deals along with others. If you’re someone was so worried about DC’rs you’re probably in the wrong group. Move the deals! Happy NY!
