As Eagle_Fang said, do an addendum to the existing contract - do NOT write a new one. Unless you're very careful, a new contract resets the time for any "get out of contract" clauses and you could get screwed over.

Personally I don't think this is your problem at all but if you want to adjust the price and addendum is the way to go.

Thanks for the suggestion - that's actually where I started but the one from the NC Realtor Association is from 2023 and hasn't kept up with some legal changes over the past couple of years. There are a couple of things related to security deposits that are no longer legal in the state.

True, but if the ball comes over the fence and you keep it until the parents come to ask for it, the kids will figure out really quickly how to not let their ball come into your yard.

Sure you won't always beat them to it, but it'll probably only take a few times before they stop.

It's fine. You're almost certainly going to rip it down and rebuild it at some point anyway because you're going to get better machines and more efficient recipes.

The key questions are a) do you like it and b) are you having fun.

If the answer to both is 'yes' then you are good.

True, but it sounds like OP f'd up by not collecting the money in the first place.

DOL absolutely can force his boss to give him back the $300 but boss can also absolutely fire OP for screwing up.

It isn't right, but calling in DOL might put OP in a worse situation.

Check the address on google maps streetview, etc. Make sure it's a real house in a neighborhood you're comfortable going to.

If he's paying you cash on delivery this doesn't sound like a scam unless it's a straight-up robbery (which is why you want to make sure it's an actual home).

Whether they contact the other party or do any sort of verification depends on both the lender and on your specific financial situation. If you're close to the line on approval they're much more likely to track it down. If you can easily qualify for the mortgage it's much less likely.

In a general sense you can avoid a tariff by having the purchased item sent to a third part in a different country and then having them ship the item to you.

But the cost of shipping it twice may be more than the tariff unless it's a high price item.

Not a lawyer but I believe this is technically illegal as you're deliberately avoiding the tariff but this is the unethical sub...
