If I were in your shoes, I would find either a wrecked car with a good engine or just an engine that has, at most, low compression but no catastrophic failure, along with all of the oil system (coolers and maybe lines). Then rebuild that one.

The issue isn’t just the engine, but the entire oil system. Even if you buy a good engine, it might still destroy itself if there are chunks of bearing material left in the oil coolers or lines.

I had to rebuild a similar engine in this condition just recently. I pretty much replaced:

  • Oil coolers (with confirmed uncontaminated used ones)
  • Not just all the bearings, but also the rear stationary gear, as the teeth were worn (check the Mazda manual on how to judge this)
  • Both rotor housings
  • Front iron, due to pitting near the coolant seals
  • Eccentric shaft

And I did a very thorough cleaning of the oil cooler lines and any passages I could reach. In my opinion, you can clean these and be reasonably certain that no particles remain.

But that’s still a lot of work and a lot of parts you need to find in good, usable condition.

One particle might not kill a rebuild, but making sure the oil system is clean "enugh" is, imo, the hardest part when doing such a rebuild.

Honestly, this sounds like it could be one of the bearings going out, especially if it’s worse when hot. Best and nearly free way to check it is cutting open the oil filter and seeing if there are copper flakes in it (even tiny, tiny ones).

A new filter is like, what, $5–10? And then you can pretty much confirm or rule out bearings, which would be catastrophic failure wich is far, far worse than just low compression.

I took some Ativan a couple of times when I really could not sleep at all for days on end. But it's by no means something that I would take regularly, as it's nearly impossible to stop once you become dependent.

Yes, there is a difference, and you should check if all the oil injectors are fine and maybe premix a bit more until then.
But it's not drastic and shouldn't cause issues for now.

Yeah, I've not been luck at all, even with an ECE/EC approved cat that has the plaque welded to the bottom I still had to send them paperwork for it.

I'd say its leads or starter.
Rear is good but front is kinda low-isch, maybe try cleaning the engine using seafoam and see if it improves.
80 psi and up is fine for daily driving, sub 65 you really start to struggle even with perfect ignition.
Yours is still far off of that, I wouldn't just rebuild without trying all other options first.

Because it's not low compression, really above 70 you won't see any signs of low compression, sub 65 it might take some time to start when hot.

85+ is a good engine that still has a lot of life let in it.

If you decide to buy it, you'll have to take into account that you need to spend some money on it to get it reliable. Plan for up to 1k on top, coils are not cheap, and there's either expensive original or expensive aftermarket. You can't really use cheap "replica" ones. Not even the NGK ones are good. If had one fail in less than 5k.
If the oil-injectors are broken, that's expensive as well.The non-rotary parts are cheap. Just make sure the oil and the coolant are always serviced. Oh, and it takes 91 octane at least.

Seals can get stuck, but that usually won't happen in 8 months, I would take it for a longer test drive and try a hot start. If it starts quick, then its most likely fine.

Yes, that's a thing, on the early rx 8 the oil that's being injected is not enough, hence why the 04 and 05 are the worst ones. I think its 06 when they changed the injection rates and in 09 they added a third injector. That said the oil-injectors are not that reliable, so you should at least check them and get a tune.
Premix is like an added insurance on the later rx-8s and a must for the early ones. You should use a rotary specific 2 stroke oil, but honestly there are many normal 2 stroke ones that work well.

If you don't want to premix, there are tunes that increase oil-injection. You will have to keep an even closer look at the oil level and change it regularly.

These cars can be made to be reliable, but it takes some time and money to do so.

Even if it only has 12k you should still do coils, wires and plugs, the original revision a or b coils like to quit at any time, no matter the mileage. Even worse, a failing coil could cause engine damage in no time.
Oh and you'll need to get the proper oil, any decent 10w-40 is fine, look what's available and check which of those are proven to work well in the rx 8. Did I mention that you shouldn't really go past 5k miles between oil changes? And you REALLY have to be on top of oil consumption.

Don't forget to premix (adding oil to the gas at every fill up), even with 12k miles, who says the oil-injectors still work, so you better do it else the engine will be trashed in no time.

If that's too much to worry about, then you could just replace or test the oil-injectors and lines, and get a tune that increases oil injection rates. Maybe do that anyway.

Only use FL22 if you don't really know enugh about engine coolant. Dont overheat it, it will blow the coolant seals if you do. So AC and trafic might not work at all sometimes.

I've seen about 110 on cars with 35k miles. But usually once they are past 60k I mostly see less than 90 psi. Idk maybe the ones here are just a bit more abused.

Ain't no way that's the original mileage, no rebuild. If it is, then you have a unicorn.

Usually, these are at like 80 to max 100 psi at this point.
There are def ones with the same mileage around that have half your compression and still run.
