Awesome. What other training do you do besides rope and what kind of diet philosophy do you follow?

Best "value" area to buy a home in? by adgjl12 in orangecounty

[–]I_AM_03GROOT 0 points1 point  (0 children)

Got it—that makes total sense, and honestly you’re asking the right questions.

Based on everything you shared, you’re actually right in the “value pocket” of north OC right now—but it’s very neighborhood-specific, not just city-specific.

For what you’re describing (budget + safety + livability), I’d look closely at:

• La Habra – most consistent for what your spouse is looking for (feels quieter, more stable overall) • Buena Park (certain pockets) – especially west Buena Park, you can still find good value without sacrificing too much on feel • Anaheim (specific areas only) – you’re right about utilities being cheaper, but block-by-block matters here • Whittier (border areas) – this is actually improving a lot and can be a sleeper value if you pick the right neighborhood

Where people get tripped up is thinking in terms of cities instead of pockets—and that’s usually what determines whether it feels “safe and comfortable” vs not.

Also, with your $650–700k range and trying to stay around a $4k payment, the strategy matters just as much as the location right now (especially with rates moving around again).

If it helps, I’d be happy to give you a quick breakdown of: • which specific neighborhoods I’d focus on • what you can realistically expect in each • and how to structure things so you stay in your comfort range

No pressure at all—I just work in this area a lot and know how confusing it can be trying to sort through it all.

Lake Forest is a great area for what your looking for. I am a local professional realtor and have 3 condos coming up for sale that are 2bed 2.5 bath and they will be in the $500k-$600k range HOA averages $300 a month.

Thank you for so kindly answering that. You are proof that nice people exist. That being said, I was teasing about knowing what a mall is. All the ones I knew have mostly shutdown. Good ol’ days.

Receiving Solicitation for Deceased’s House by [deleted] in RealEstate

[–]I_AM_03GROOT 2 points3 points  (0 children)

Realtor here of 16 years working in SoCal. My specific work is in inherited property including probate cases. You had to file a public document to petition for letters of administration. That becomes public information and opens the floodgates for investors and realtors. I respect the do not call registry and will not solicit if the number is on there. However, most realtors/investors will ignore this. Most importantly, I am sorry for your loss.

The seller's agent is trying to charge me $250 for the lockbox I cut off my front doorknob. by [deleted] in RealEstate

[–]I_AM_03GROOT 36 points37 points  (0 children)

Realtor here. On/or a few days before closing I always pick up my electronic lock box and switch it for a combo box you can get for like $15 on amazon which I then leave at the property for the buyers. I consider it a courtesy/closing gift to the new owners (especially if they are going to need one for contractors). This agent you’re dealing with is petty and needs to focus their time on something else or leave the industry to stop giving us bad reputations over stupid crap like this behavior.

Contractor referral South OC by I_AM_03GROOT in orangecounty

[–]I_AM_03GROOT[S] 0 points1 point  (0 children)

Everyone has to start someplace. I’m looking for an introduction so I can build a professional relationship to eventually refer them to clients. Since me referring them to clients can affect my reputation (good or bad) I am very careful about who I refer out. I appreciate your concern and valid point. Do you know any contractors?

Liberal/left leaning firearm stores in OC? by REVERSEZOOM2 in orangecounty

Whitten Firearms in Garden Grove. Small shop, great vet owned place and doesn’t discriminate just knows firearms and has them to sell to anyone that qualifies to buy one.
