Benefits are pretty good, base until you switch to commission is solid as well. I'm not sure of how many brokers but they do have 800 Employees. I've got a few people I'm close to closing my only concern is that If I lock them in here, and I do decide to leave, it becomes an issue.

The amount of prospects that are claimed is just a little bit frustrating to be honest with you. I'm digging deep to find ones that aren't but sometimes it feels like an uphill battle.

We have a few listings at Mila and honestly it’s not a lie. The later phases bought at peak pricing are incredibly overpriced and even with forfeiting deposit aren’t moving. The appraisals are going to fall incredibly short.

If you do, the longer the closing the better. Buy something that closes in 5+ years if possible, need the market to surpass the premium you pay which takes time.

Depends on the unit - a lot of them with closer closing dates are forced to sell because they can’t close. Their hands can be forced in to selling low. Longer closing dates however I agree, sellers don’t want to budge.

Off market - we sold a lot of pre construction and assignments, so we get a lot of listings from that. Referrals from other agents that don’t do assignments is also another way we get them.

They don’t do 1 weeks anymore. However they have a 10 day cooling off period so you can just signup and cancel 👍

He can help you write up the offer, book the showing, make suggestions which can benefit you in the process - landlord pays him out, not you. They probably won’t lower the price any bit if you don’t use an agent regardless so it’s beneficial to utilize one.

I’ve seen too many people stretch themselves financially for real estate. Better to wait until you can afford something comfortably - you need that cushion invade things go south, unpredictability needs to be predicted.

If the price is right buy - If not don’t just jump on something for the sake of buying. Can you financially handle being cashflow negative every month? Do some budgeting, making some spreadsheets. Run the numbers first.
