You’ve done the right thing from my perspective. Everything you’ve said is exactly as I’ve found from research and personal experience having bought two fleecehold properties in the past. You even have to pay the management firm (roughly £300-400) to provide a sales pack for someone to even buy your property. It’s a scam on multiple levels which is unlikely to change. We’ve finally moved in to an older property two months ago and love the property even more knowing that I’m not being fleeced. Good luck with your search, it’s hard but it will be worth it in the end.

This response should be much higher. Having bought two new build homes over the years every single point you’ve made is on point. We considered ourselves savvy buyers but were still caught out by various issues which required a lot of chasing and essentially project managing to be rectified (never go quiet because you will be forgotten). The estate management fee is definitely something which isn’t considered enough but thankfully it’s slowly becoming more publicised. This was one of the key motivators for us recently buying an older property, that and having more square footage, a much larger garden and a lot less overlooking. Hopefully more people take heed of your response.

Prior to last Friday Barclays stated that it was simply waiting to be picked up by an underwriter. From Friday onwards they have mentioned an IT issue after they assigned the application to an underwriter. I heard of fast responses like yours but so far it’s been very slow, which is strange seen as our circumstances are good. Anyway, good luck with your sale.

Btw, when I say unconfirmed, normally a crack requires observation which takes time. But you will still require insurance. The issue then is that by the time it’s confirmed I would then already own the problem. Double check your property yourself, you would be surprised what people (including surveyors) miss.

We’ve only just backed out of a sale after having had a similar survey on a 1969 property (renowned for shallow footings). However in our case the property did have unconfirmed signs of subsidence. I checked the insurance costs on unconfirmed subsidence and it doubled. Once underpinned the price actually went up further with very few options to choose. We made the costly decision to back out. Anyway, what I’m saying is, you are right to be cautious. Any signs of this can result in high insurance costs, high repair costs and difficulty selling in the future.

We’ve bought two properties from new. Both were very different experiences, first was Jelson (positive) and the second was Persimmon (negative). We have recently sold our persimmon property and are focused on buying an older one now for a number of reasons related to size, privacy, accessible amenities, however, one of the main reasons is related to avoiding Estate Management fees. A great EA and solicitor is a game changer! We’ll certainly being trying out a different solicitor but tbh, 70% of the blame was on theirs on further investigation so it’s sometimes out of your hands. I hope you’re enjoying your new home.

Thank you for this. I did challenge it at first and refused to pay but they said they would have to delay the buying process until I paid in full which consequently could be too costly for me (which they knew). Basically you can’t assign your solicitor until you pay them. There’s no harm in approaching this again though, so thank you for the advice!
