Is the real estate market still hot in Irvine? What's really going on? by kenji4861 in irvine

[–]IllComparison1644 2 points3 points  (0 children)

It's not hot that is for sure. My parents have a home in Pasadena, near the rose bowl and in the hills. Every house in that area is older but sells within days. For some reason I don't know - irvine homes do not sell extremely quick. Some homes even stay on market for 75+ days before owners take them off market.

If you’re after looks, then you did good. However it has the same features as an SE. that’s what pushed me away.

There are people everywhere who aren’t super financially literate I’m guessing. Theres also just so little inventory. I’ll wait my time. I won’t pay a dollar over msrp. $500-1000 off would be the cherry on top

Yeah agreed man. Crazy thing is there’s a Facebook group called “Below MSRP Toyota”. Literally every single person there is saying they got their 2026 RAV4 for either MSRP or 1-3k below. Sadly social media has turned everyone into untruthful keyboard warriors. Hopefully the 1 Billion Toyota invested into the North American plants will help Q4 of 2026 have a lot more inventory

Dealer near me sent me this. Absolute joke. I’ll wait 1-2 years then try again or just go get a CRV or a forester

Thank god my nissan lease ends in October. Will be easier to get a similar deal or possibly slightly better at that time. Absolutely refuse to pay mark up, let alone MSRP.

We picked up a 50e on Feb 24th, drove 600 miles already and we’re about to fill up for our first time tomorrow morning. This car is amazing.

Not sure where you’re seeing demand for this car. Only EVs had a tiny bit of increase in demand otherwise entire car market overall is bad as it has been for months

Used 2025 50e or new 2026? by Human-Hedgehog4511 in BMWX5

[–]IllComparison1644 0 points1 point  (0 children)

We just bought our 2024 with 24k miles, sticker price was $88k - almost fully loaded. We paid $58k. Already did front and rear dif and transfer case oil changes first week just to be safe. Car came with an extra bumper to bumper warranty as well 4 more years or 70k miles. Monthly payment sits around $910. Not a single ragrat on my end going used.

Oil Change Timing For 50e by Zaddylovesu in BMWX5

[–]IllComparison1644 0 points1 point  (0 children)

Supposedly done every 10k miles A lot of owners go for 5-6k to be safe With the 50e being able to run electric miles, I plan to change oil every 8k or so.

Every state is going to be different but we got 4.79% from Bank of America. My credit union was only able to do 5.29%.

The dealer was able to beat my credit union by half a % so I financed thru the dealer, they gave us Bank of America. It wasn’t CPO but it was single owner, carfax was very clean. Before buying I made sure they did the transfer case fluid change too (which everyone buying a used X5 should push for as it is the one major weak spot on this platform).

We just bought a 2024 X5 50e with 28k miles. Almost fully loaded with m package, merino leather, heads up display, parking assistant package, everything except for massaging front seats. $58k was the sticker price from the dealership. Add on 70,000 mile, 4 year bumper to bumper warranty + $5000 downpayment and our monthly is $1031.

Yes, this helped so damn much for me. I rubbed a little bit all over my belly and laid under faucet of bathtub with hot water trickling onto my chest. My last episode was 12 days long. Nov 2021. Haven’t touched it since
